Son bir y\u0131lda verilen te\u015fvikler ve yap\u0131lan kampanyalar sekt\u00f6rde kal\u0131c\u0131 bir toparlanma ba\u015flatmaya yetmedi. \u0130n\u015faat sekt\u00f6r\u00fc 2019\u2019a temkinli giriyor<\/strong><\/p>\n<p>KPMG T\u00fcrkiye\u2019nin haz\u0131rlad\u0131\u011f\u0131 \u0130n\u015faat Sekt\u00f6rel Bak\u0131\u015f 2019 raporu, b\u00fcy\u00fcmenin itici g\u00fcc\u00fc konumundaki in\u015faat sekt\u00f6r\u00fcnde daralmay\u0131 analiz etti. Ekonomideki dalgalanmalar\u0131n etkisiyle 2018\u2019de de daralmaya devam eden sekt\u00f6rde son d\u00f6rt y\u0131ld\u0131r b\u00fcy\u00fcme ivmesi yava\u015fl\u0131yor, GSYH\u2019dan ald\u0131\u011f\u0131 pay k\u00fc\u00e7\u00fcl\u00fcyor. Rapora g\u00f6re, son bir y\u0131lda sekt\u00f6re verilen te\u015fvikler ve yap\u0131lan kampanyalar kal\u0131c\u0131 bir toparlanma s\u00fcreci ba\u015flatmaya yetmedi. 2019 in\u015faat sekt\u00f6r\u00fc i\u00e7in dikkatli ad\u0131mlar\u0131n at\u0131laca\u011f\u0131 bir y\u0131l olacak. Ya\u015fanan daralma sebebiyle in\u015faat sekt\u00f6r\u00fcn\u00fcn genel istihdam i\u00e7indeki pay\u0131n\u0131n da d\u00fc\u015ft\u00fc\u011f\u00fc belirtilen raporda, asgari \u00fccret art\u0131\u015f\u0131n\u0131n sekt\u00f6rde maliyetler \u00fczerine ilave bir y\u00fck getirece\u011fine dikkat \u00e7ekiliyor.<\/p>\n<p><strong>\u0130n\u015faat Sekt\u00f6rel Bak\u0131\u015f 2019 raporundan \u00f6ne \u00e7\u0131kan ba\u015fl\u0131klar \u015f\u00f6yle:<\/strong><i><\/i><\/p>\n<ul>\n<li>2017\u2019de ortalama y\u00fczde 12 seviyesinde olan konut kredi faizleri, 2018\u2019in \u00fc\u00e7\u00fcnc\u00fc \u00e7eyre\u011finde y\u00fczde 29\u2019a dayand\u0131.<\/li>\n<li>2018\u2019in ilk 10 ay\u0131nda ipotekli konut sat\u0131\u015flar\u0131, 2017\u2019nin ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 34 azald\u0131.<\/li>\n<li>Yabanc\u0131lar\u0131n gayrimenkul alan\u0131ndaki yat\u0131r\u0131m tutar\u0131, 2018\u2019in ilk 10 ay\u0131nda, 2017\u2019nin ayn\u0131 d\u00f6nemindeki 4,1 milyar dolar seviyesinde sabit kald\u0131.<\/li>\n<li>2018\u2019in \u00fc\u00e7\u00fcnc\u00fc \u00e7eyre\u011finde \u0130stanbul ve Ankara\u2019daki konut fiyatlar\u0131 enflasyonu toparlanma e\u011filimine girerken, y\u0131l ortas\u0131na kadar y\u00fcksek seyreden \u0130zmir\u2019deki fiyat art\u0131\u015flar\u0131 da sert bir \u015fekilde yava\u015flad\u0131.<\/li>\n<li>2018\u2019in ilk 10 ay\u0131nda ticari gayrimenkul sekt\u00f6r\u00fcnde yeni kiralamalar, bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 3.31 azald\u0131. Ekonominin kalbinin att\u0131\u011f\u0131 \u0130stanbul\u2019da ofislerin yakla\u015f\u0131k d\u00f6rtte biri bo\u015f durumda.<\/li>\n<li>T\u00fcrkiye genelinde 2017 sonu itibariyle 429 olan AVM say\u0131s\u0131 2018 Ekim sonu itibariyle 448\u2019e ula\u015ft\u0131.<\/li>\n<li>Turizm sekt\u00f6r\u00fcnde otel doluluk oran\u0131 2018 \u00fc\u00e7\u00fcnc\u00fc \u00e7eyrekte T\u00fcrkiye genelinde y\u00fczde 66.4 iken, \u0130stanbul\u2019da y\u00fczde 70 seviyesine \u00e7\u0131kt\u0131. Buna kar\u015f\u0131n sekt\u00f6rde oda fiyatlar\u0131 2017\u2019ye k\u0131yasla hafif toparlansa da hala 2016 seviyelerinin alt\u0131nda seyrediyor.<\/li>\n<li>T\u00fcrk m\u00fcteahhitlik firmalar\u0131nca yurt d\u0131\u015f\u0131nda \u00fcstlenilen projelerin bedeli 2018\u2019in ilk 11 ay\u0131nda 15,8 milyar dolar seviyesinde ger\u00e7ekle\u015fti.<\/li>\n<li>\u2018D\u00fcnyan\u0131n en b\u00fcy\u00fck 250 uluslararas\u0131 m\u00fcteahhidi\u2019 listesinde 2017 itibariyle, bir \u00f6nceki y\u0131l ile ayn\u0131 say\u0131da, yani 46 T\u00fcrk firmas\u0131 yer ald\u0131. T\u00fcrkiye bu say\u0131yla listede \u00c7in\u2019in ard\u0131ndan ikinci s\u0131rada yer al\u0131yor.<\/li>\n<li>Listedeki T\u00fcrk firmalar\u0131 2017 y\u0131l\u0131nda elde ettikleri gelirlerle listede 8\u2019inci s\u0131rada yer ald\u0131. T\u00fcrk m\u00fcteahhitlik sekt\u00f6r\u00fc toplam 482,4 milyar dolarl\u0131k k\u00fcresel gelir pastas\u0131n\u0131n y\u00fczde 4,8\u2019ine kar\u015f\u0131l\u0131k olarak 23,2 milyar dolarl\u0131k pay ald\u0131.<\/li>\n<\/ul>\n<h2><strong>D\u00fc\u015f\u00fck faiz ve devlet te\u015fviki<\/strong><\/h2>\n<p>KPMG T\u00fcrkiye Altyap\u0131 ve \u0130n\u015faat Sekt\u00f6r Lideri \u0130smail \u00d6nder \u00dcnal, sekt\u00f6r\u00fcn 2019 i\u00e7inde toparlanabilmesi i\u00e7in finansal piyasalarda istikrar\u0131n ve bunun ekonomik birimlerin g\u00fcveninde olu\u015fturaca\u011f\u0131 pozitif yans\u0131man\u0131n en k\u0131sa s\u00fcre i\u00e7inde ortaya \u00e7\u0131kmas\u0131 gerekti\u011fini kaydetti.<\/p>\n<p>Konut sekt\u00f6r\u00fcnde sat\u0131\u015flar\u0131n y\u00fckselmesi i\u00e7in faizlerin kal\u0131c\u0131 olarak gerilemesi ve tekrar tek haneli seviyelere \u00e7ekilmesinin \u00f6nemine de\u011finen \u00dcnal, h\u00fck\u00fcmetin 2019\u2019da sekt\u00f6r\u00fc canl\u0131 tutacak enstr\u00fcmanlar\u0131 devreye alma uygulamalar\u0131na devam edece\u011fi \u00f6ng\u00f6r\u00fcs\u00fcnde de bulundu.<\/p>\n<p>31 Mart\u2019 ta ger\u00e7ekle\u015fecek olan yerel se\u00e7imlerin alt yap\u0131 yat\u0131r\u0131mlar\u0131n\u0131 canland\u0131rabilecek bir unsur oldu\u011funu hat\u0131rlatan \u00dcnal, ikinci \u2018100 G\u00fcnl\u00fck Eylem Plan\u0131\u2019nda\u2019, tasarruf yakla\u015f\u0131m\u0131n\u0131n yumu\u015fayaca\u011f\u0131na dair net ifadeler yer almas\u0131n\u0131n, b\u00fcy\u00fck alt yap\u0131 projelerinin 2019 genelinde devrede olaca\u011f\u0131na i\u015faret say\u0131labilece\u011fini ifade etti.<\/p>\n<p>Raporda, k\u0131sa ve orta vadede ticari gayrimenkul sekt\u00f6r\u00fcnde g\u00f6r\u00fcn\u00fcm zorlu olsa da uzun vadede yeniden cazibe merkezi olabilece\u011fi yorumu yap\u0131l\u0131rken, \u00f6zellikle turizmde bahar havas\u0131n\u0131n devam edece\u011fine dair genel kan\u0131n\u0131n, a\u011f\u0131rl\u0131kl\u0131 iyile\u015ftirmeye y\u00f6nelik in\u015faat projelerinin \u00f6n\u00fcn\u00fc a\u00e7abilece\u011fi belirtildi.<\/p>\n<p>Raporun son b\u00f6l\u00fcm\u00fcnde Afrika pazar\u0131n\u0131n 2019\u2019da da T\u00fcrk m\u00fcteahhitlerin g\u00fcndeminde daha \u00e7ok yer alaca\u011f\u0131, be\u015feri ili\u015fkilerin artt\u0131\u011f\u0131 G\u00fcney Amerika \u00fclkelerinin de potansiyel sunan pazarlar olaca\u011f\u0131 vurguland\u0131.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>KPMG T\u00fcrkiye, \u0130n\u015faat Sekt\u00f6rel Bak\u0131\u015f 2019 raporunu a\u00e7\u0131klad\u0131.
