Sat\u0131l\u0131k dairede Beylikd\u00fcz\u00fc, kiral\u0131k dairede Bah\u00e7elievler \u00f6ne \u00e7\u0131karken, ilk yar\u0131daki 2+1 ve 3+1 arama trendi, Temmuz\u2019da ula\u015f\u0131labilir 1+1\u2019e y\u00f6neldi. Bal\u0131kesir, Bursa gibi Anadolu \u015fehirlerinin geli\u015fme potansiyeli ise art\u0131yor.<\/strong><\/p>\n<p>T\u00dc\u0130K Temmuz verilerine g\u00f6re, T\u00fcrkiye genelinde konut sat\u0131\u015flar\u0131 2018 Temmuz ay\u0131nda bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re % 6,9 oran\u0131nda artarak 123.878 oldu. Verileri Emlakjet Genel M\u00fcd\u00fcr\u00fc Gizem Moral Kunter, \u015f\u00f6yle de\u011ferlendirdi:<\/p>\n<p>\u201c7 ayl\u0131k sat\u0131\u015flara toplam olarak bak\u0131ld\u0131\u011f\u0131nda ise sat\u0131\u015f adedi 770.232\u2019den 769.910 adede gerilese de fark % 1 bile de\u011fil, % 0,04 oran\u0131nda, bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re paralel seyretti diyebiliriz. T\u00fcrkiye genelinde ilk defa sat\u0131lan konut say\u0131s\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re % 6,8 artarak 57.617, ikinci el konut sat\u0131\u015flar\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re % 7 art\u0131\u015f g\u00f6stererek 66.261 oldu. Birinci ve ikinci el b\u00f6ylece adetsel bazda y\u0131l i\u00e7indeki en y\u00fcksek rakamlar\u0131na ula\u015ft\u0131. Toplam konut sat\u0131\u015flar\u0131 i\u00e7inde ilk sat\u0131\u015f\u0131n pay\u0131 % 46,5, ikinci elin pay\u0131 % 53,5 oldu. Bu paylar ise ge\u00e7en y\u0131l ile neredeyse ba\u015faba\u015f seviyeyi yakalad\u0131. 7 ayl\u0131k sat\u0131\u015flara bak\u0131ld\u0131\u011f\u0131nda ise ilk sat\u0131\u015flar % 1,8 azal\u0131\u015fla 356.494 adede gerilerken, ikinci el % 1,5 azal\u0131\u015fla 413.416 adede geriledi.\u201d<\/p>\n<h3><strong>\u0130potekli 7 ayda % 18 d\u00fc\u015ft\u00fc, 232.210 adede geriledi<\/strong><\/h3>\n<p>T\u00fcrkiye genelinde ipotekli konut sat\u0131\u015flar\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re % 21,2 oran\u0131nda azal\u0131\u015f g\u00f6stererek 30.405 oldu. Toplam konut sat\u0131\u015flar\u0131 i\u00e7inde ipotekli sat\u0131\u015flar\u0131n pay\u0131 % 24,5 olarak ger\u00e7ekle\u015fti. \u0130potekli sat\u0131\u015ftaki fark, \u00f6zellikle Haziran ile k\u0131yaslay\u0131nca \u00e7ok dramatik. Haziran\u2019da % 35,3 artan ipotekli sat\u0131\u015f\u0131, toplam i\u00e7indeki pay\u0131n\u0131 39,9\u2019a ta\u015f\u0131rken, Temmuz\u2019da % 21,2 azal\u0131\u015fla pay\u0131 % 24,5\u2019e geriledi. Bunun da nedenleri mevsimsellik, ekonomik \u015fartlar ve faiz indiriminin ve kampanyalar\u0131n olmamas\u0131 olarak \u00f6ne \u00e7\u0131k\u0131yor\u2026 7 ayl\u0131k toplam ipotekli sat\u0131\u015fa bakt\u0131\u011f\u0131m\u0131zda ise ipotekli sat\u0131\u015fta ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re % 18 azal\u0131\u015fla 232.210 adede geriledi\u011fini g\u00f6r\u00fcyoruz.<\/p>\n<h3><strong>Yabanc\u0131ya sat\u0131\u015f art\u0131\u015f\u0131 7 ayda % 30\u2019u buldu, Bursa, Yalova ve Trabzon \u00f6ne ge\u00e7ti<\/strong><\/h3>\n<p>Yabanc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re % 65,6 artarak 2.858 oldu. 7 ayl\u0131k sat\u0131\u015flara bak\u0131ld\u0131\u011f\u0131nda ise yabanc\u0131ya sat\u0131\u015f % 30\u2019u buldu (% 29,6). Yabanc\u0131lara sat\u0131\u015fta getirilen te\u015fviklerin yan\u0131nda mevsimsellik de bu rakam\u0131n y\u00fckselmesinde etkili oldu. Yabanc\u0131lar\u0131n konut ald\u0131\u011f\u0131 \u015fehir s\u0131ralamas\u0131nda ise \u0130stanbul ve Antalya\u2019dan sonra Bursa, Yalova ve Trabzon\u2019un gelmesi ve Ayd\u0131n, Mu\u011fla, Ankara ve Mersin gibi \u015fehirleri geride b\u0131rakmas\u0131 da dikkat \u00e7ekti. 7 ayda yabanc\u0131ya sat\u0131\u015flar Bursa\u2019da 988, Yalova\u2019da 725 ve Trabzon\u2019da 648 adet oldu.<\/p>\n<p><strong>\u0130\u015eTE TEMMUZ\u2019DA EMLAKJET VER\u0130LER\u0130<\/strong><\/p>\n<p><strong>Kiral\u0131k dairenin y\u0131ld\u0131z\u0131 y\u00fckselmeyi s\u00fcrd\u00fcr\u00fcyor<\/strong><\/p>\n<p>Emlakjet verilerine g\u00f6re, ilk 6 ayda oldu\u011fu gibi Temmuz\u2019da da talebin y\u00f6n\u00fc kiral\u0131k daire aramas\u0131 y\u00f6n\u00fcnde oldu. Sat\u0131l\u0131k daire aramas\u0131 Haziran\u2019a g\u00f6re % 6 oran\u0131nda azal\u0131rken, kiral\u0131k daire aramas\u0131 % 10,8 oran\u0131nda artt\u0131. G\u00fcnl\u00fck kiral\u0131k dairedeki art\u0131\u015f ise % 29 seviyesinde ger\u00e7ekle\u015fti. Kiral\u0131k dairedeki art\u0131\u015fta hem mevsimsellik etkisini, hem ekonomik \u015fartlar\u0131n al\u0131c\u0131lar \u00fczerindeki etkisini g\u00f6rebiliyoruz. A\u011fustos\u2019ta as\u0131l hareketin g\u00f6r\u00fcld\u00fc\u011f\u00fc ancak Temmuz\u2019da da etkilerin ba\u015flad\u0131\u011f\u0131 \u00f6\u011frenci talebini de g\u00f6zard\u0131 etmemek gerekir.<\/p>\n<h3><strong>Emlakjet\u2019teki ilan de\u011ferleri Temmuz\u2019da ne oldu?<\/strong><\/h3>\n<p>Emlak ofisleri ve bireyler taraf\u0131ndan olu\u015fturulmu\u015f 500 bine ula\u015fan sat\u0131l\u0131k ve kiral\u0131k emlak ilan\u0131ndan olu\u015fan bir veri taban\u0131na sahip olan Emlakjet\u2019te Temmuz\u2019da ortalama ilan de\u011fer aral\u0131klar\u0131, kiral\u0131k dairede 1.100 ile 2.250 TL aras\u0131nda, sat\u0131l\u0131k dairede 235 bin ile 530 bin TL aral\u0131\u011f\u0131nda ger\u00e7ekle\u015fti.<\/p>\n<h3><strong>Sat\u0131l\u0131k dairede Beylikd\u00fcz\u00fc, kiral\u0131k dairede Bah\u00e7elievler \u00f6ne \u00e7\u0131kt\u0131<\/strong><\/h3>\n<p>Temmuz ay\u0131nda \u0130stanbul&#8217;da sat\u0131l\u0131k dairede Beylikd\u00fcz\u00fc, Esenyurt, Bah\u00e7elievler, Silivri ve Kad\u0131k\u00f6y, kiral\u0131k dairede ise Bah\u00e7elievler, Beylikd\u00fcz\u00fc, K\u00fc\u00e7\u00fck\u00e7ekmece, Kad\u0131k\u00f6y ve Pendik, s\u0131rayla en \u00e7ok aranan 5 il\u00e7e aras\u0131nda yer ald\u0131.<\/p>\n<h3><strong>\u0130lk yar\u0131daki 2+1 ve 3+1 daire trendi, yerini 1+1\u2019e b\u0131rakt\u0131<\/strong><\/h3>\n<p>Bu d\u00f6nemde \u00f6zellikle ilk 6 ayda 2+1 ve 3+1 dairelerde toplanan talebin, 1+1 dairelere kayd\u0131\u011f\u0131n\u0131 g\u00f6zlemledik. \u00d6\u011frenci e\u011filiminin yan\u0131 s\u0131ra, 1+1\u2019lerin bu d\u00f6nemde en ula\u015f\u0131labilir daireler olmas\u0131, bunda etkili oldu.<\/p>\n<h3><strong>Anadolu \u015fehirlerinin geli\u015fme potansiyeli art\u0131yor<\/strong><\/h3>\n<p>Temmuz\u2019da gayrimenkul sekt\u00f6r\u00fcn\u00fcn nabz\u0131n\u0131n att\u0131\u011f\u0131 \u0130stanbul\u2019un yan\u0131 s\u0131ra Bal\u0131kesir, Mu\u011fla, Bursa, Konya ve Gaziantep gibi \u015fehirlerin arama trafiklerinin artt\u0131\u011f\u0131n\u0131 g\u00f6zlemledik. Bu da Anadolu \u015fehirlerinin gayrimenkulde giderek geli\u015fen potansiyelinin bir g\u00f6stergesi. Sekt\u00f6rde Anadolu illerinde ihtiya\u00e7 devam ediyor. Anadolu \u015fehirlerinde b\u00fcy\u00fck \u015fehirlere g\u00f6re daha uygun fiyatla konut sat\u0131n al\u0131nabilmesi de burada hareketi g\u00fc\u00e7lendiriyor.<\/p>\n<h3><strong>\u2018Hedefler umut verici ancak uygulamalar\u0131 g\u00f6rmek gerekli\u2019<\/strong><\/h3>\n<p>Sekt\u00f6r\u00fcn \u00f6ng\u00f6r\u00fclebilirli\u011fi yeniden g\u00fc\u00e7lendirerek yat\u0131r\u0131m ortam\u0131n\u0131 iyile\u015ftirecek yeni bir yol haritas\u0131na olan ihtiyac\u0131n\u0131n s\u00fcrd\u00fc\u011f\u00fcn\u00fc belirten Kunter, \u201cGe\u00e7ti\u011fimiz g\u00fcnlerde \u00c7evre ve \u015eehircilik Bakan\u0131 Murat Kurum\u2019un, ekonomik dalgalanman\u0131n durulmas\u0131, m\u00fcteahhitlerin yetkinliklerine g\u00f6re s\u0131n\u0131fland\u0131r\u0131lmas\u0131, ucuz konut \u00fcretimi i\u00e7in kaynak temin edilmesi, bina tamamlama sigortas\u0131n\u0131n yayg\u0131nla\u015ft\u0131r\u0131lmas\u0131 ve yat\u0131r\u0131mc\u0131lar\u0131n kazan\u0131lm\u0131\u015f haklar\u0131n\u0131n korunmas\u0131na dair hedeflerini payla\u015fmas\u0131, sekt\u00f6r ad\u0131na umut verici. Bununla birlikte yine sekt\u00f6r\u00fcn \u00e7at\u0131 \u00f6rg\u00fctlerinin bu y\u0131l konut kredisi faizini % 1\u2019in alt\u0131na \u00e7ekecekleri ikinci bir kampanya ata\u011f\u0131na ge\u00e7ecek olmalar\u0131, Eyl\u00fcl\u2019den itibaren stoklar\u0131 olumlu etkileyecektir.
