Geride kalan 6 ayl\u0131k d\u00f6nemde hem sat\u0131l\u0131k hem de kiral\u0131klarda hareketlilik ya\u015fand\u0131\u011f\u0131 g\u00f6r\u00fcld\u00fc. \u00d6zellikle ikinci el konut piyasas\u0131nda 5 b\u00fcy\u00fck ilimizin yan\u0131 s\u0131ra Anadolu\u2019daki \u015fehirlerde de yukar\u0131 y\u00f6nl\u00fc ivmelenme devam etti.<\/strong><\/p>\n<p><strong>\u0130stanbul genelinde son 6 ay i\u00e7erisinde sat\u0131l\u0131k konutlarda %15 art\u0131\u015f g\u00f6r\u00fcl\u00fcrken bu ilimizde kiral\u0131klardaki fiyat art\u0131\u015f\u0131 ise %2 seviyesinde oldu. \u0130stanbul\u2019da Be\u015fikta\u015f ve Ey\u00fcp en \u00e7ok dikkat \u00e7eken il\u00e7eler olurken Ankara\u2019da Yenimahalle son aylardaki dikkat \u00e7ekici y\u00fckseli\u015f trendini devam ettirdi. \u0130zmir\u2019de Fo\u00e7a, Bursa\u2019da \u0130znik ve Antalya\u2019da ise Aksu dikkatle takip edilmesi gereken il\u00e7eler olarak \u00f6ne \u00e7\u0131kt\u0131.<\/strong><\/p>\n<p>T\u00fcrkiye\u2019nin en \u00e7ok ilana sahip emlak sitesi H\u00fcrriyet Emlak, \u00fclke genelindeki verilerden derledi\u011fi Temmuz 2018 Emlak Endeksi\u2019ni a\u00e7\u0131klad\u0131. H\u00fcrriyet Emlak Temmuz 2018 Emlak Endeksi* verilerine g\u00f6re sat\u0131l\u0131k konutlar\u0131n fiyatlar\u0131 y\u00fckselmeye Temmuz ay\u0131nda da devam etti. A\u00e7\u0131klanan verilere g\u00f6re sat\u0131l\u0131k konut fiyatlar\u0131nda \u0130stanbul %15 art\u0131\u015fla 5 b\u00fcy\u00fck il i\u00e7erisinde son 6 ayda en fazla y\u00fckseli\u015fin ya\u015fand\u0131\u011f\u0131 \u015fehir oldu. \u0130stanbul\u2019un 5 b\u00fcy\u00fck il i\u00e7erisinde liderli\u011fi b\u00fcy\u00fck farkla elde etmesi dikkat \u00e7ekti. \u0130stanbul\u2019u \u015eubat ve Temmuz 2018 aras\u0131ndaki %4 art\u0131\u015f oran\u0131yla \u0130zmir, %3 ile Bursa ve %2 ile Antalya ve Ankara takip etti.<\/p>\n<p>H\u00fcrriyet Emlak Temmuz 2018 Emlak Endeksi verilerine g\u00f6re, T\u00fcrkiye genelinde sat\u0131l\u0131k konutlarda y\u0131ll\u0131k art\u0131\u015f %6,51 olarak ger\u00e7ekle\u015firken, kiral\u0131k konutlarda y\u0131ll\u0131k art\u0131\u015f metrekare fiyat\u0131 ba\u015f\u0131na %4,76 oldu. \u00d6te yandan T\u00fcrkiye genelinde sat\u0131l\u0131klarda metrekare ortalama fiyat\u0131 2.013 TL olarak hesaplan\u0131rken kiral\u0131klarda ise metrekare ortalamas\u0131 9 TL olarak ger\u00e7ekle\u015fti. \u00dclke genelinde konutlar\u0131n amortisman s\u00fcresi ise ortalama 21 y\u0131l olarak hesapland\u0131. \u015eubat ay\u0131ndan bu yana sat\u0131l\u0131k konut fiyat\u0131 en \u00e7ok artan \u015fehir %17 art\u0131\u015fla Bilecik oldu. Bu ilimizi Amasya, \u0130stanbul, Erzincan ve Giresun takip etti. Fiyatlar\u0131n en \u00e7ok d\u00fc\u015ft\u00fc\u011f\u00fc iller ise %7 d\u00fc\u015f\u00fc\u015f g\u00f6steren Mardin ve Sivas ile %4 d\u00fc\u015fen Batman ve Rize oldu.<\/p>\n<h3><strong>\u0130stanbul en \u00e7ok art\u0131\u015f g\u00f6steren 5 \u015fehir aras\u0131nda<\/strong><\/h3>\n<p>H\u00fcrriyet Emlak Temmuz 2018 Emlak Endeksi\u2019nin ortaya koydu\u011fu bir di\u011fer dikkat \u00e7ekici veri, \u0130stanbul\u2019un olduk\u00e7a uzun bir s\u00fcre sonra en \u00e7ok art\u0131\u015f g\u00f6steren ilk 5 \u015fehir aras\u0131nda yer almas\u0131 oldu. H\u00fcrriyet Emlak\u2019\u0131n ge\u00e7ti\u011fimiz aylarda a\u00e7\u0131klad\u0131\u011f\u0131 Emlak Endeksi verilerine g\u00f6re 6 ayl\u0131k d\u00f6nem baz\u0131nda bak\u0131ld\u0131\u011f\u0131nda \u0130stanbul\u2019da sat\u0131l\u0131k konut fiyatlar\u0131 en \u00e7ok Ocak-Haziran 2018 aras\u0131nda art\u0131\u015f g\u00f6stermi\u015f (%12) ve \u00f6nceki t\u00fcm di\u011fer 6 ayl\u0131k periyodlarda %10\u2019un alt\u0131nda seyretmi\u015fti. Sat\u0131l\u0131k konut fiyatlar\u0131n\u0131n ge\u00e7ti\u011fimiz \u015eubat ay\u0131ndan bu yana %15 art\u0131\u015f g\u00f6sterdi\u011fi \u0130stanbul\u2019da \u00f6zellikle 3 il\u00e7e dikkat \u00e7ekti. %22 art\u0131\u015f kaydedilen Ey\u00fcp\u2019\u00fc, %19 ile Be\u015fikta\u015f ve %16 ile Adalar takip etti. Beykoz\u2019daki %10 art\u0131\u015f da dikkat \u00e7ekti.<\/p>\n<p>\u0130stanbul\u2019daki art\u0131\u015f kiral\u0131k konutlarda da devam etti. Kiral\u0131klar\u0131n il baz\u0131nda ortalama %2 seviyesinde art\u0131\u015f g\u00f6sterdi\u011fi \u0130stanbul\u2019da en \u00e7ok dikkat \u00e7eken il\u00e7eler Gaziosmanpa\u015fa (%22) ve \u00c7atalca (%15) oldu. H\u00fcrriyet Emlak Temmuz 2018 Emlak Endeksi verilerine g\u00f6re, Ankara\u2019da sat\u0131l\u0131k konut fiyatlar\u0131 son 6 ayda y\u00fczde 2 artarak Temmuz ay\u0131nda 1.816 TL\/metrekare ortalamas\u0131na ula\u015ft\u0131. \u015eubat-Temmuz aras\u0131 alt\u0131 ayl\u0131k ortalama fiyat ise metrekare ba\u015f\u0131na 1.800 TL oldu. Son 6 ayda sat\u0131l\u0131k konut fiyatlar\u0131n\u0131n en \u00e7ok artt\u0131\u011f\u0131 il\u00e7e Yenimahalle oldu (%5). Yenimahalle ge\u00e7ti\u011fimiz ay\u0131n Emlak Endeksi\u2019nde de Ankara\u2019da en \u00e7ok art\u0131\u015f g\u00f6steren il\u00e7eydi. \u015eubat-Temmuz aylar\u0131 aras\u0131nda fiyat\u0131 en \u00e7ok d\u00fc\u015fen il\u00e7eler Akyurt (%-24), Elmada\u011f (%-23), \u00c7ubuk (%-3) ve Alt\u0131nda\u011f (%-3) oldu.<\/p>\n<p>H\u00fcrriyet Emlak Temmuz 2018 Emlak Endeksi\u2019ne g\u00f6re Ankara\u2019daki kiral\u0131k konut fiyatlar\u0131 ise son d\u00f6nemdeki e\u011filimi korudu. Temmuz 2018 itibariyle Ankara genelinde kiral\u0131k konutlar\u0131n ortalama metrekare fiyat\u0131n\u0131n 9,12 TL oldu\u011fu g\u00f6r\u00fcld\u00fc. \u00c7ubuk ve K\u0131z\u0131lcahamam il\u00e7elerindeki baz\u0131 semtlerde kiral\u0131klarda yukar\u0131 y\u00f6nl\u00fc hareketlenme dikkat \u00e7ekti. \u00c7ankaya, G\u00f6lba\u015f\u0131, Pursaklar gibi il\u00e7elerde ise kiral\u0131k fiyatlar\u0131 sabit kald\u0131. Bu ilimizde her ne kadar belirli il\u00e7eler daha hareketli olsa da, sat\u0131l\u0131k ve kiral\u0131k konut fiyatlar\u0131 \u015fehir genelinde son 6 ay i\u00e7erisinde artmaya devam etti. H\u00fcrriyet Emlak Temmuz 2018 Emlak Endeksi verilerine g\u00f6re \u0130zmir genelinde sat\u0131l\u0131k konut fiyatlar\u0131ndaki art\u0131\u015f son 6 ayl\u0131k d\u00f6nemde ortalama y\u00fczde 4 seviyesinde ger\u00e7ekle\u015fti ve Temmuz itibariyle 3,087 TL\/metrekare fiyata ula\u015ft\u0131. Bu d\u00f6nemde fiyat\u0131 en \u00e7ok artan il\u00e7eler %19 ile Fo\u00e7a, %12 ile Karaburun ve %11 ile Dikili oldu. \u0130zmir genelinde amortisman s\u00fcresi 21 y\u0131l olarak hesapland\u0131.<\/p>\n<p>\u0130zmir geneline bak\u0131ld\u0131\u011f\u0131nda \u015eubat-Temmuz d\u00f6neminde kiral\u0131k konutlarda belirli il\u00e7elerde \u015fehir ortalamas\u0131n\u0131n \u00fczerinde bir hareket oldu\u011fu dikkatlerden ka\u00e7mad\u0131. \u0130zmir\u2019deki kiral\u0131k konutlarda art\u0131\u015f ortalama %4 seviyesinde ger\u00e7ekle\u015fti. Bergama, \u00c7i\u011fli, \u00c7e\u015fme ve G\u00fczelbah\u00e7e gibi il\u00e7elerdeki kiral\u0131k konutlarda 6 ayl\u0131k ortalama art\u0131\u015f %10 seviyesinin \u00fczerinde ger\u00e7ekle\u015fti.
