Ayr\u0131ca finansman sorunlar\u0131 ve talep yetersizli\u011finin yeni in\u015faat i\u015flerini s\u0131n\u0131rlad\u0131\u011f\u0131 ifade edildi.<\/strong><\/p>\n<p><strong>T\u00fcrkiye \u0130n\u015faat Malzemesi Sanayicileri Derne\u011fi (T\u00fcrkiye \u0130MSAD)<\/strong>\u2019nin, sekt\u00f6r\u00fcn \u00e7at\u0131 kurulu\u015fu olarak haz\u0131rlad\u0131\u011f\u0131\u00a0<strong>\u2018May\u0131s 2018 Sekt\u00f6r Raporu<\/strong>\u2019nda \u015fu tespitlere yer verildi:<\/p>\n<p><strong>Mart ay\u0131nda 23 alt sekt\u00f6rden 19\u2019unda \u00fcretim artt\u0131<\/strong><\/p>\n<p>2018 y\u0131l\u0131 Mart ay\u0131nda in\u015faat malzemesi ortalama sanayi \u00fcretimi 2017 y\u0131l\u0131 Mart ay\u0131na g\u00f6re y\u00fczde\u00a0<strong>9<\/strong>\u00a0art\u0131\u015f g\u00f6sterdi. \u00dcretim art\u0131\u015f\u0131nda canl\u0131 i\u00e7 ve d\u0131\u015f talebin etkisinin devam etti\u011fi ifade edildi. 2018 y\u0131l\u0131 Mart ay\u0131nda\u00a0<strong>23<\/strong>\u00a0alt sekt\u00f6rden\u00a0<strong>19<\/strong>\u2019unda \u00fcretim, ge\u00e7en y\u0131l\u0131n Mart ay\u0131na g\u00f6re artarken, sadece 4 alt sekt\u00f6rde \u00fcretim ge\u00e7en y\u0131l\u0131n Mart ay\u0131na g\u00f6re d\u00fc\u015f\u00fc\u015f g\u00f6sterdi.<\/p>\n<p>\u0130n\u015faat malzemeleri sanayisi alt sekt\u00f6rlerinde, Ocak-Mart d\u00f6nemi \u00fcretim art\u0131\u015f\u0131 ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde\u00a0<strong>16,2<\/strong>\u00a0y\u00fckseldi. Y\u0131l\u0131n ilk\u00a0<strong>3\u00a0<\/strong>ay\u0131nda en y\u00fcksek art\u0131\u015f y\u00fczde\u00a0<strong>61\u00a0<\/strong>ile kire\u00e7 ve al\u00e7\u0131 imalat\u0131nda ger\u00e7ekle\u015fti. Merkezi \u0131s\u0131tma radyat\u00f6rleri \u00fcretimi y\u00fczde\u00a0<strong>39,2<\/strong>, haz\u0131r beton \u00fcretimi y\u00fczde\u00a0<strong>26,7<\/strong>, \u00e7imento \u00fcretimi ise y\u00fczde\u00a0<strong>25,4<\/strong>\u00a0artt\u0131. Seramik karolar\u0131n \u00fcretimi y\u00fczde\u00a0<strong>27,3<\/strong>, mermerler \u00fcretimi ise y\u00fczde\u00a0<strong>20,5<\/strong>\u00a0art\u0131\u015f sergiledi. Sadece 3 alt sekt\u00f6rde Ocak-Mart d\u00f6neminde \u00fcretim art\u0131\u015f\u0131 y\u00fczde<strong>\u00a010<\/strong>\u2019un alt\u0131nda kald\u0131. Ge\u00e7en y\u0131la g\u00f6re \u00fcretimi gerileyen 3 alt sekt\u00f6r parke ve yer d\u00f6\u015femeleri, do\u011framac\u0131l\u0131k \u00fcr\u00fcnleri ile d\u00fcz camlar oldu.<\/p>\n<h3><strong>\u0130n\u015faat malzemelerinde y\u0131ll\u0131k ihracat Mart ay\u0131nda 18 milyar dolar\u0131 a\u015ft\u0131<\/strong><\/h3>\n<p>2018 y\u0131l\u0131n\u0131n ilk \u00fc\u00e7 ay\u0131nda ihracat y\u00fczde\u00a0<strong>20,1<\/strong>\u00a0artarak\u00a0<strong>5,04\u00a0<\/strong>milyar dolar oldu. \u0130hracatta devam eden kuvvetli art\u0131\u015f ile birlikte y\u0131ll\u0131k ihracat ise Mart ay\u0131 itibar\u0131yla\u00a0<strong>18,16<\/strong>\u00a0milyar dolara ula\u015ft\u0131. \u0130hracat\u0131n y\u0131l boyunca y\u00fcksek performans\u0131n\u0131 s\u00fcrd\u00fcrece\u011fi \u00f6ng\u00f6r\u00fcl\u00fcyor.<\/p>\n<h3><strong>Talep yetersizli\u011fi ve finansman sorunlar\u0131 yeni in\u015faat i\u015flerini s\u0131n\u0131rl\u0131yor<\/strong><\/h3>\n<p>Raporda, m\u00fcteahhitler ve konut \u00fcreticileri i\u00e7in finansman sorunlar\u0131n\u0131n, yeni in\u015faat i\u015flerine ba\u015flanmas\u0131n\u0131 en \u00e7ok s\u0131n\u0131rlayan unsur olmaya devam etti\u011fi vurguland\u0131. Finansman sorunu Nisan ve May\u0131s aylar\u0131nda giderek etkisini artt\u0131r\u0131rken, finansman sorununa eklenen ikinci s\u0131n\u0131rlay\u0131c\u0131 unsurun talepteki yava\u015flamalar oldu\u011fu belirtildi. \u00d6zellikle Mart ay\u0131ndan itibaren talep yetersizli\u011finin \u00f6nemli bir sorun haline d\u00f6n\u00fc\u015ft\u00fc\u011f\u00fc ifade edildi.<\/p>\n<h3><strong>Mevcut in\u015faat i\u015fleri May\u0131s ay\u0131nda beklentilerin alt\u0131nda kald\u0131<\/strong><\/h3>\n<p>Mevcut in\u015faat i\u015fleri seviyesi Nisan ay\u0131nda bir \u00f6nceki aya g\u00f6re\u00a0<strong>6,1<\/strong>\u00a0puan y\u00fckseldikten sonra May\u0131s ay\u0131nda sadece\u00a0<strong>0,5<\/strong>\u00a0puan art\u0131\u015f g\u00f6sterdi. Mevcut in\u015faat i\u015flerinde mevsimsellik ile birlikte daha y\u00fcksek bir art\u0131\u015f beklenmesine kar\u015f\u0131n, art\u0131\u015f\u0131n beklentilerin alt\u0131na kald\u0131\u011f\u0131 ve ge\u00e7mi\u015f y\u0131llar ile kar\u015f\u0131la\u015ft\u0131r\u0131ld\u0131\u011f\u0131nda da olduk\u00e7a s\u0131n\u0131rl\u0131 ger\u00e7ekle\u015fti\u011fine dikkat \u00e7ekildi. Mevcut i\u015flerin seviyesi ise ge\u00e7en y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re ise\u00a0<strong>14,9<\/strong>\u00a0puan d\u00fc\u015f\u00fc\u015f g\u00f6sterdi.<\/p>\n<h3><strong>Yeni al\u0131nan in\u015faat i\u015fleri May\u0131s ay\u0131nda 2,2 puan geriledi<\/strong><\/h3>\n<p>2018 y\u0131l\u0131n\u0131n ilk d\u00f6rt ay\u0131nda al\u0131nan yeni i\u015f sipari\u015fler \u00f6nemli \u00f6l\u00e7\u00fcde dalgalanma g\u00f6sterdi. Nisan ay\u0131nda\u00a0<strong>1,5<\/strong>\u00a0puan artan yeni al\u0131nan i\u015f sipari\u015fleri, May\u0131s ay\u0131nda\u00a0<strong>2,2<\/strong>\u00a0puan geriledi. Bu d\u00f6nemde mevsimsellik ile birlikte yeni al\u0131nan i\u015f sipari\u015flerinde kuvvetli art\u0131\u015flar beklenmesine kar\u015f\u0131n ya\u015fanan zay\u0131f performans\u0131n, talep ve sat\u0131\u015flar taraf\u0131ndaki dura\u011fanla\u015fman\u0131n yan\u0131 s\u0131ra al\u0131nan erken se\u00e7im karar\u0131ndan kaynakland\u0131\u011f\u0131 \u00f6ng\u00f6r\u00fcl\u00fcyor.<\/p>\n<h3><strong>Y\u0131l\u0131n ilk \u00e7eyre\u011finde al\u0131nan yap\u0131 ruhsatlar\u0131nda \u00f6nemli gerileme ya\u015fand\u0131<\/strong><\/h3>\n<p>2018 y\u0131l\u0131n\u0131n ilk \u00e7eyre\u011finde al\u0131nan yap\u0131 ruhsatlar\u0131nda ge\u00e7en y\u0131l\u0131n ilk \u00e7eyrek d\u00f6nemine g\u00f6re \u00f6nemli bir gerileme ya\u015fand\u0131. Al\u0131nan yap\u0131 ruhsatlar\u0131nda bina say\u0131s\u0131 y\u00fczde\u00a0<strong>23,5<\/strong>\u00a0azald\u0131. Al\u0131nan yap\u0131 ruhsatlar\u0131nda y\u00fcz\u00f6l\u00e7\u00fcm\u00fc ise y\u00fczde\u00a0<strong>32,9<\/strong>\u00a0gerileyerek\u00a0<strong>30,83<\/strong>\u00a0milyon metrekareye indi. Daire say\u0131s\u0131 ise y\u00fczde\u00a0<strong>41,9<\/strong>\u00a0azald\u0131 ve 2017 y\u0131l\u0131 ilk \u00e7eyre\u011finde\u00a0<strong>233 bin 67<\/strong>\u00a0iken, 2018 y\u0131l\u0131 ilk \u00e7eyre\u011finde\u00a0<strong>135 bin 521<\/strong>\u00a0adede geriledi.2016 y\u0131l\u0131 ilk \u00e7eyre\u011fi ile kar\u015f\u0131la\u015ft\u0131r\u0131ld\u0131\u011f\u0131nda ise daha y\u00fcksek gerileme oranlar\u0131 g\u00f6r\u00fcld\u00fc.<\/p>\n<p>2018 y\u0131l\u0131 ilk \u00e7eyre\u011finde g\u00f6receli olarak ekonomik ko\u015fullar olumlu olmakla birlikte konut ve konut d\u0131\u015f\u0131 bina sat\u0131\u015flar\u0131 ve kiralamalar\u0131nda \u00f6nemli bir yava\u015flama ger\u00e7ekle\u015fti.
