T\u00fcrkiye gayrimenkul sekt\u00f6r\u00fcne ili\u015fkin son y\u0131llarda ciddi tart\u0131\u015fmalara neden olan &#8216;Konut pazar\u0131nda fiyat balonu varl\u0131\u011f\u0131&#8217; g\u00fcndemdeki yerini koruyor. Haz\u0131rlad\u0131\u011f\u0131 uluslararas\u0131 ve ulusal raporlar ile sekt\u00f6re katma de\u011fer yaratmaya devam eden Cushman &amp; Wakefield, ilkini 2014 y\u0131l\u0131nda yay\u0131mlad\u0131\u011f\u0131 &#8220;T\u00fcrkiye Konut Sekt\u00f6r\u00fc: Konut Balonu&#8221; analizini IMF ve OECD verileri ile geni\u015fletti. Global verilerle yeni bir perspektif kazanan raporda kentsel d\u00f6n\u00fc\u015f\u00fcm s\u00fcreci ile birlikte yeniden g\u00fcndeme gelen konutta fiyat balonu konusu bir kez daha masaya yat\u0131r\u0131ld\u0131. Raporda, k\u00fcresel piyasalarda konut fiyat balonu g\u00f6stergesi olarak kabul edilen fiyat\/kira ve fiyat\/gelir oranlar\u0131 ara\u015ft\u0131r\u0131larak, konut fiyatlar\u0131, konut sat\u0131\u015f hacmi gibi veriler in\u015faat maliyetleri, faiz oran\u0131 ve enflasyon ile kar\u015f\u0131la\u015ft\u0131r\u0131larak T\u00fcrkiye&#8217;nin makroekonomik verileri \u0131\u015f\u0131\u011f\u0131nda de\u011ferlendirildi. \u0130ki y\u0131l \u00f6nce yay\u0131nlanan rapordan farkl\u0131 olarak uluslararas\u0131 piyasalar ile bir kar\u015f\u0131la\u015ft\u0131rma yapmak ad\u0131na IMF verileri ile T\u00fcrkiye verileri kar\u015f\u0131la\u015ft\u0131r\u0131ld\u0131. T\u00fcrkiye genelindeki konut fiyatlar\u0131 iller, \u0130stanbul ise il\u00e7eler baz\u0131nda yorumlanarak ara\u015ft\u0131rman\u0131n i\u00e7eri\u011fi daha da zenginle\u015ftirildi.<\/p>\n<h4>F\u0130YATLARDAK\u0130 ARTI\u015e EKONOM\u0130 \u0130\u00c7\u0130N R\u0130SK OLU\u015eTURMUYOR<\/h4>\n<p>Raporda uzun bir s\u00fcredir tart\u0131\u015f\u0131lan konut fiyat art\u0131\u015f oran\u0131n\u0131n, kira art\u0131\u015f oran\u0131n\u0131n \u00e7ok \u00fczerinde olmas\u0131 olarak ifade edilen konut balonu riskinin T\u00fcrkiye i\u00e7in s\u00f6z konusu olmad\u0131\u011f\u0131n\u0131 vurgulayan Cushman &amp; Wakefield Y\u00f6netici Orta\u011f\u0131 Tu\u011fra G\u00f6nden; konut sekt\u00f6r\u00fcnde fiyat art\u0131\u015flar\u0131n\u0131n s\u00fcrd\u00fcr\u00fclebilir olup olmad\u0131\u011f\u0131 hususunun T\u00fcrkiye&#8217;de temel sorun oldu\u011funu belirtti. K\u00fcresel piyasalar\u0131n aksine T\u00fcrkiye&#8217;de konut fiyat art\u0131\u015f\u0131n\u0131n \u00fclke ekonomisi ad\u0131na bir tehlike olu\u015fturmad\u0131\u011f\u0131na i\u015faret eden G\u00f6nden, bu duruma gerek\u00e7e olarak konut fiyatlar\u0131ndaki art\u0131\u015f\u0131n kredi pazar\u0131na etkisinin s\u0131n\u0131rl\u0131 oldu\u011funu belirtti ve \u015f\u00f6yle devam etti: \u201cT\u00fcrkiye&#8217;de konut kredilerinin GSMH&#8217;ye oran\u0131 y\u00fczde 6 seviyelerinde. Bu oran d\u00fcnyada ortalama y\u00fczde 50-60 civar\u0131nda bulunuyor. Yani T\u00fcrkiye&#8217;de konut fiyat art\u0131\u015flar\u0131 k\u00fcresel finans krizinin \u00f6ncesinde yurt d\u0131\u015f\u0131nda g\u00f6r\u00fcld\u00fc\u011f\u00fc seviyelere ula\u015fsa bile T\u00fcrkiye&#8217;de kredi pazar\u0131n\u0131n GSMH&#8217;ye oran\u0131 d\u00fc\u015f\u00fck oldu\u011fu i\u00e7in hen\u00fcz kredi pazar\u0131n\u0131 etkileyecek g\u00fc\u00e7te de\u011fil.\u201d<img loading=\"lazy\" class=\"alignnone wp-image-2274\" src=\"http:\/\/emlaktuel.com\/wp-content\/uploads\/2016\/06\/tug\u0306ra-300x169.jpg\" alt=\"tug\u0306ra\" width=\"451\" height=\"254\" \/><br \/>\n<em>Tu\u011fra G\u00f6nden<\/em><\/p>\n<p>2010 y\u0131l\u0131 ba\u015flang\u0131\u00e7 kabul edilerek yap\u0131lan analizde konut sat\u0131\u015f ve kira fiyatlar\u0131n\u0131n s\u00fcrekli art\u0131\u015f g\u00f6stermesine kar\u015f\u0131n, 2013 y\u0131l\u0131ndan sonra bu art\u0131\u015f\u0131n daha net oldu\u011fu ifade ediliyor. Konut fiyatlar\u0131n\u0131n son y\u0131llardaki art\u0131\u015f\u0131nda yasal d\u00fczenlemelerin etkili oldu\u011fu hat\u0131rlat\u0131l\u0131rken, \u00a0bu d\u00fczenlemeler 2013 y\u0131l\u0131nda y\u00fcr\u00fcrl\u00fc\u011fe giren KDV de\u011fi\u015fikli\u011fi ve \u00f6zellikle May\u0131s 2012&#8217;de y\u00fcr\u00fcrl\u00fc\u011fe giren 6306 say\u0131l\u0131 -Kentsel D\u00f6n\u00fc\u015f\u00fcm yasas\u0131 olarak s\u0131ralan\u0131yor.<\/p>\n<h4>KENTSEL D\u00d6N\u00dc\u015e\u00dcM SATI\u015e VE K\u0130RA F\u0130YATLARINI ARTIRDI<\/h4>\n<p>Kentsel d\u00f6n\u00fc\u015f\u00fcm s\u00fcrecinde yenilenerek de\u011feri y\u00fckselecek olan binalar\u0131n getirisine ortak olmak isteyen yat\u0131r\u0131mc\u0131lar\u0131n talebi 2. el konut fiyatlar\u0131ndaki art\u0131\u015f\u0131n nedeni olarak g\u00f6sterilmektedir. Yine rapora g\u00f6re, kentsel d\u00f6n\u00fc\u015f\u00fcm\u00fcn etkisi ile konut de\u011fi\u015ftirmek zorunda kalan ev sahiplerinin ge\u00e7ici konut ihtiyac\u0131 kiralar\u0131n artmas\u0131na yol a\u00e7t\u0131. Ortaya \u00e7\u0131kan sonu\u00e7lara g\u00f6re, son 5 y\u0131lda ki\u015fi ba\u015f\u0131na gelir y\u00fczde 67 art\u0131\u015f kaydetmesine kar\u015f\u0131n 2. el konut fiyatlar\u0131n\u0131n ise ikiye katland\u0131\u011f\u0131 belirlenmi\u015ftir. Raporda yeni konut fiyatlar\u0131ndaki y\u00fczde 58&#8217;lik art\u0131\u015f\u0131n gelirdeki art\u0131\u015f\u0131n da alt\u0131nda kalmas\u0131 dikkat \u00e7ekiyor.\u00a0 Sat\u0131\u015f fiyatlar\u0131nda kentsel d\u00f6n\u00fc\u015f\u00fcm d\u0131\u015f\u0131nda in\u015faat maliyetleri, faiz ve d\u00f6viz kurlar\u0131nda ya\u015fanan art\u0131\u015flar da etkili olurken, \u00f6zellikle in\u015faat maliyetlerinde ya\u015fanan y\u00fczde 55 art\u0131\u015f\u0131n alt\u0131n\u0131 \u00e7izen Cushman &amp; Wakefield Y\u00f6netici Orta\u011f\u0131 To\u011frul G\u00f6nden ise merkezi b\u00f6lgelerdeki arsa yetersizli\u011fi ve y\u00fckselen arsa fiyatlar\u0131 nedeniyle yeni projelerin \u00e7o\u011funlukla \u00e7eper b\u00f6lgelerde ger\u00e7ekle\u015ftirildi\u011fi hat\u0131rlatt\u0131 ve bu nedenle yeni konut fiyatlar\u0131ndaki art\u0131\u015f\u0131n nispeten d\u00fc\u015f\u00fck kald\u0131\u011f\u0131n\u0131 belirtti.<img loading=\"lazy\" class=\"alignnone wp-image-2273\" src=\"http:\/\/emlaktuel.com\/wp-content\/uploads\/2016\/06\/tog\u0306rul-300x169.jpg\" alt=\"tog\u0306rul\" width=\"444\" height=\"250\" \/><br \/>\n<em>To\u011frul G\u00f6nden<\/em><\/p>\n<h4>KONUTTA GER\u0130 D\u00d6N\u00dc\u015e S\u00dcRES\u0130 16 YILDAN 18 YILA Y\u00dcKSELD\u0130<\/h4>\n<p>Raporda bir konut yat\u0131r\u0131m\u0131n\u0131n ortalama geri d\u00f6n\u00fc\u015f s\u00fcresinin 18 y\u0131la, konut yat\u0131r\u0131m de\u011ferinin ise 8,6 y\u0131ll\u0131k ortalama gelire e\u015fit oldu\u011fu saptan\u0131rken, iki y\u0131l \u00f6nceki raporda geri d\u00f6n\u00fc\u015f\u00fcm s\u00fcresinin 16 y\u0131l, \u00a0yat\u0131r\u0131m de\u011ferinin ise 7 y\u0131ll\u0131k ortalama gelire e\u015fit oldu\u011fu a\u00e7\u0131klanm\u0131\u015ft\u0131.\u00a0 Raporda, T\u00fcrkiye&#8217;nin verileri IMF verileri ile k\u0131yasland\u0131 ve T\u00fcrkiye en y\u00fcksek fiyat art\u0131\u015flar\u0131n\u0131n ya\u015fand\u0131\u011f\u0131 \u00fclkeler aras\u0131nda yer ald\u0131. Ayr\u0131ca fiyat\/gelir makas\u0131n\u0131n da en h\u0131zl\u0131 a\u00e7\u0131ld\u0131\u011f\u0131 \u00fclkelerden biri olarak lanse edildi.\u00a0 T\u00fcrkiye&#8217;de ikinci el fiyatlar\u0131 ve kiralar olarak bak\u0131ld\u0131\u011f\u0131nda di\u011fer pazarlardan farkl\u0131l\u0131k g\u00f6sterdi\u011fi belirtilen analizde, fiyat\/gelir dengesinin olumsuz sinyaller verdi\u011fi de hat\u0131rlat\u0131ld\u0131. Ayr\u0131ca 1,35 \u2013 1,40 aral\u0131\u011f\u0131ndaki konut faizlerinin kredili konut sat\u0131\u015flar\u0131n\u0131 olumsuz etkiledi\u011fi ifade edildi.<\/p>\n<h4>T\u00dcRK\u0130YE KONUT F\u0130YATLARI ARTI\u015eINDA 6. SIRADA<\/h4>\n<p>2015 y\u0131l\u0131 sonu itibariyle IMF verilerine g\u00f6re, T\u00fcrkiye y\u0131ll\u0131k olarak en fazla konut fiyat art\u0131\u015f\u0131 g\u00f6r\u00fclen 6. \u00fclke oldu. Listenin ba\u015f\u0131ndaki \u00fclkeler Katar, Yeni Zelanda ve Hong Kong olurken, Rusya, Birle\u015fik Arap Emirlikleri ve Ukrayna&#8217;da ise konut fiyatlar\u0131nda y\u00fczde 30&#8217;lar\u0131 a\u015fan d\u00fc\u015f\u00fc\u015fler meydana geldi. T\u00fcrkiye&#8217;de konut fiyatlar\u0131 en fazla y\u00fckselen iller s\u0131ras\u0131yla \u0130stanbul, Adana, Yalova ve Antalya oldu. Konut sat\u0131\u015f fiyatlar\u0131 ile kira art\u0131\u015f oran\u0131 aras\u0131ndaki en b\u00fcy\u00fck farklar\u0131n oldu\u011fu iller aras\u0131nda ise Isparta, Kahramanmara\u015f ve Sinop bulunuyor.<\/p>\n<h4>F\u0130YAT ARTI\u015eINDA KADIK\u00d6Y L\u0130DER<\/h4>\n<p>2012 y\u0131l\u0131ndan g\u00fcn\u00fcm\u00fcze kadar de\u011ferlendirme yap\u0131ld\u0131\u011f\u0131nda \u0130stanbul&#8217;un neredeyse t\u00fcm il\u00e7elerinde y\u00fczde 100&#8217;den fazla art\u0131\u015f var. Bu listede zirvedeki il\u00e7eler ise Kad\u0131k\u00f6y, Sar\u0131yer, Zeytinburnu, Maltepe ve Fatih \u015feklinde s\u0131raland\u0131.
