Son zamanlarda ya\u015fanan oranlardaki d\u00fc\u015f\u00fc\u015fe gerek\u00e7e olarak \u015fu nedenleri g\u00f6sterdi; Y\u0131lmaz \u201cD\u00fc\u015fmeyen faiz oranlar\u0131, stok arz fazlal\u0131\u011f\u0131 &#8211; fiyatlar\u0131n d\u00fc\u015fme garantisi ve yat\u0131r\u0131m ortam\u0131ndaki karamsarl\u0131\u011f\u0131n ortadan kalkmamas\u0131 sat\u0131\u015f oranlar\u0131n\u0131 etkiliyor\u201d ifadelerini kulland\u0131.<\/p>\n<p>Konut sat\u0131\u015flar\u0131 ile ilgili ya\u015fanan yava\u015flama oranlar\u0131n\u0131n sadece Ankara\u2019da de\u011fil T\u00fcrkiye genelinde s\u00f6z konusu oldu\u011funu anlatan Nurettin Y\u0131lmaz \u201cSadece Ankara b\u00f6lgesinde de\u011fil birka\u00e7 yer d\u0131\u015f\u0131nda T\u00fcrkiye\u2019nin genelinde konut sat\u0131\u015flar\u0131nda \u00f6nceki uzun s\u00fcrm\u00fc\u015f y\u0131llara g\u00f6re bir yava\u015flama oldu\u011funu s\u00f6yleyebiliriz. Ba\u015fta b\u00fcy\u00fck\u015fehirlerden olmak \u00fczere \u0130zmir\u2019e ve Ege k\u0131y\u0131lar\u0131na ger\u00e7ekle\u015fen nispeten nitelikli g\u00f6\u00e7, bu b\u00f6lgelerde sat\u0131\u015flar\u0131n di\u011fer b\u00f6lgelerdeki gibi \u00e7ok fazla d\u00fc\u015fmesine izin vermese de, \u00f6zellikle Ankara\u2019da ve b\u00f6lgesinde belirgin bir gayrimenkul sat\u0131\u015f durgunlu\u011fundan s\u00f6z edebiliriz. Bu durgunlu\u011fun bir\u00e7ok nedeni olabilir ama konuyu belli ba\u015fl\u0131 \u015fu ba\u015fl\u0131klar alt\u0131nda \u00f6zetleyebiliriz:<\/p>\n<p><strong>1- D\u00fc\u015fmeyen Faizler :\u00a0<\/strong>T\u00fcketici i\u00e7in gayrimenkul al\u0131m\u0131nda uygun konut faiz oran\u0131 hala % 0,99 ve alt\u0131d\u0131r. Bu oran\u0131n \u00fcst\u00fcne kullanacaklar\u0131 faiz oran\u0131na zorunluluktan katlanacaklar\u0131n\u0131 d\u00fc\u015f\u00fcn\u00fcyorlar. Konut sat\u0131\u015flar\u0131n\u0131n eskiye d\u00f6nmesi i\u00e7in konut faiz oranlar\u0131n\u0131n da eskiye %0,99 alt\u0131na inmesi \u00f6ncelikli ko\u015ful. Piyasa yap\u0131c\u0131lar\u0131nda \u00e7ok iyi bildi\u011fini d\u00fc\u015f\u00fcnd\u00fc\u011f\u00fcm bu husus ger\u00e7ekle\u015firse sadece gayrimenkul sat\u0131\u015f\u0131 de\u011fil, do\u011frudan genel ekonomide g\u00f6zle g\u00f6r\u00fcl\u00fcr bir iyile\u015fme s\u00fcrecine girilece\u011fini d\u00fc\u015f\u00fcn\u00fcyorum.<\/p>\n<p><strong>2- Stok Arz Fazlal\u0131\u011f\u0131 &amp; Fiyatlar\u0131n D\u00fc\u015fme Beklentisi:\u00a0<\/strong>Konut \u00fcretimi, iyi havalar devam edecekmi\u015f gibi y\u0131llard\u0131r h\u0131z kaybetmeden devam etti. Piyasalar a\u00e7\u0131lmay\u0131nca, sat\u0131lmayan konut miktar\u0131n\u0131n \u00fcst\u00fcne yeni konutlar eklendi. Bu da yat\u0131r\u0131mc\u0131 ve m\u00fcteahhit nezdinde bir bask\u0131 unsuru oldu. Zor durumda kalan \u00fcretici fiyat art\u0131ramamaya hatta baz\u0131 durumlarda fiyat d\u00fc\u015f\u00fcrmeye ba\u015flad\u0131. Fiyatlar\u0131n artmad\u0131\u011f\u0131n\u0131 hatta zaman zaman geriledi\u011fini g\u00f6ren T\u00fcketici, konuta yat\u0131r\u0131m i\u00e7in do\u011fru bir zamanlama olmad\u0131\u011f\u0131n\u0131 d\u00fc\u015f\u00fcnmeye ba\u015flad\u0131. Hatta fiyatlar\u0131n d\u00fc\u015fece\u011fi beklentisine girdi. Bu sebepten t\u00fcketicide ki genel e\u011filim bekle- g\u00f6r olmaya ba\u015flad\u0131. Bu bekleyi\u015fte ne yaz\u0131k ki s\u00fcreci daha s\u0131k\u0131nt\u0131l\u0131 hale getiriyor.<\/p>\n<p><strong>3- Yat\u0131r\u0131m ortam\u0131ndaki karamsarl\u0131\u011f\u0131n ortadan kalkmamas\u0131:\u00a0<\/strong>2013 y\u0131l\u0131nda politika faizlerinin %5\u2019in alt\u0131n\u0131 zorlamaya ba\u015flamas\u0131ndan sonra hep birlikte ya\u015fad\u0131\u011f\u0131m\u0131z s\u00fcre\u00e7te, baz\u0131 zorluklar ya\u015fanmaya ba\u015flad\u0131.<\/p>\n<p>Ekonomideki yap\u0131sal sorunlar\u0131n \u00e7\u00f6z\u00fcm\u00fcnde g\u00f6sterilen isteksizlik, kimi g\u00fcndelik \u00fclke hayat\u0131n\u0131n siyasetinde yer alan \u00e7alkant\u0131lar son olarak ise ya\u015fanan hain darbe giri\u015fimi ve Afrin Zeytin Dal\u0131 Operasyonu neticesinde \u00fclkedeki ekonomi oyuncular\u0131 aras\u0131nda bir karamsarl\u0131k olu\u015fmaya ba\u015flad\u0131. Bazen hi\u00e7bir somut verinin karamsarl\u0131\u011f\u0131n da\u011f\u0131t\u0131lmas\u0131 i\u00e7in yeterli olmad\u0131\u011f\u0131n\u0131 g\u00f6r\u00fcrs\u00fcn\u00fcz. \u00dcstelik bu karamsarl\u0131k, ki\u015filer ve \u015firketler aras\u0131nda bula\u015f\u0131c\u0131 da olmaya ba\u015flad\u0131. Ekonomiye ili\u015fkin iyile\u015fme hedefleri her a\u015famada hep bir ileri ta\u015f\u0131nd\u0131. \u00d6nce se\u00e7imler bitince karamsarl\u0131k da\u011f\u0131lacak beklentisine girildi, ard\u0131ndan referandum. \u015eimdi de iyile\u015fme i\u00e7in 2019 se\u00e7imleri beklenmeye ba\u015fland\u0131.
