Ge\u00e7ti\u011fimiz y\u0131l in\u015faat sekt\u00f6r\u00fcnde rekor rakamlara ula\u015f\u0131ld\u0131. Bu tabloda h\u00fck\u00fcmet te\u015fvikleri \u00f6nemli rol oynad\u0131. Sekt\u00f6r\u00fc etkileyen arz-talep dengesizli\u011fi 2018 y\u0131l\u0131nda da devam ederse yakalanan b\u00fcy\u00fcme ivmesi kaybedilebilir\u201d dedi. \u00dcnal\u2019\u0131n sekt\u00f6r raporunda dikkat \u00e7ekti\u011fi rakamlar \u015f\u00f6yle:<\/p>\n<ul>\n<li>\u0130n\u015faat sekt\u00f6r\u00fc b\u00fcy\u00fcmeye devam ediyor. 2016\u2019n\u0131n t\u00fcm \u00e7eyreklerinde ekonomik b\u00fcy\u00fcmenin \u00fczerinde bir b\u00fcy\u00fcme sa\u011flayan sekt\u00f6r bu \u00e7izgisini 2017\u2019de de s\u00fcrd\u00fcrd\u00fc. 2017\u2019nin ilk \u00e7eyre\u011finde 5,6, ikinci \u00e7eyre\u011finde 5,5 b\u00fcy\u00fcyen sekt\u00f6r, \u00fc\u00e7\u00fcnc\u00fc \u00e7eyrekte y\u00fczde 18,7 ile son \u00fc\u00e7 y\u0131l\u0131n en y\u00fcksek b\u00fcy\u00fcme oran\u0131n\u0131 yakalad\u0131. Bu rakamla sanayi b\u00fcy\u00fcmesinin \u00f6n\u00fcne ge\u00e7en in\u015faat sekt\u00f6r\u00fcn\u00fcn yat\u0131r\u0131mlar\u0131 da y\u00fczde 12 oran\u0131nda art\u0131\u015f g\u00f6sterdi.<\/li>\n<\/ul>\n<p><strong>Sekt\u00f6r, istihdama katk\u0131 yapmaya devam ediyor<\/strong><\/p>\n<ul>\n<li>Sekt\u00f6r, istihdama katk\u0131da bulunmaya devam ediyor. 2017 y\u0131l\u0131n\u0131n A\u011fustos ay\u0131nda T\u00fcrkiye\u2019de istihdam edilen 28 milyon 828 bin ki\u015finin 2 milyon 279 bini in\u015faat sekt\u00f6r\u00fcnde \u00e7al\u0131\u015ft\u0131.<\/li>\n<li>2016 y\u0131l\u0131n\u0131 d\u00fc\u015f\u00fc\u015f e\u011filiminde kapatan T\u00dc\u0130K\u2019in in\u015faat sekt\u00f6r\u00fc g\u00fcven endeksi, 2017\u2019nin ilk \u00e7eyre\u011finde y\u00fckseli\u015fe ge\u00e7ti. \u0130kinci \u00e7eyrekte dura\u011fan bir g\u00f6r\u00fcnt\u00fc \u00e7izen, \u00fc\u00e7\u00fcnc\u00fc \u00e7eyrekte ise d\u00fc\u015f\u00fc\u015f ya\u015fayan endekse g\u00f6re 2017, 2016\u2019ya g\u00f6re daha g\u00fcvenli bir y\u0131l oldu.<\/li>\n<li>2017 y\u0131l\u0131n\u0131n ilk \u00fc\u00e7 \u00e7eyre\u011finde daire bazl\u0131 yap\u0131 ruhsat\u0131 say\u0131s\u0131 1,1 milyonu ge\u00e7ti. Ruhsat sonras\u0131nda tamamlanarak 568 bin 162 dairenin yap\u0131 izni al\u0131nd\u0131. Yap\u0131 ruhsat\u0131 say\u0131s\u0131n\u0131n, yap\u0131 izni say\u0131s\u0131n\u0131n neredeyse iki kat\u0131 olmas\u0131, konut stoklar\u0131n\u0131n artt\u0131\u011f\u0131n\u0131 g\u00f6steriyor.<\/li>\n<\/ul>\n<p><strong>Konut sat\u0131\u015flar\u0131 y\u00fczde 6,5 artt\u0131<\/strong><\/p>\n<ul>\n<li>2016\u2019da sat\u0131\u015flarda yakalanan art\u0131\u015f, 2017\u2019nin ikinci ay\u0131ndan itibaren devam etti. \u00d6zellikle Temmuz-Eyl\u00fcl aylar\u0131 aras\u0131nda ciddi bir y\u00fckseli\u015f ya\u015fand\u0131. Kas\u0131m 2017 sonuna kadar konut sat\u0131\u015flar\u0131 ge\u00e7ti\u011fimiz y\u0131la oranla y\u00fczde 6,5 artt\u0131 ve 1 milyon 276 bin olarak ger\u00e7ekle\u015fti.<\/li>\n<li>Konut sat\u0131\u015flar\u0131nda y\u00fczde 16,9 ile \u0130stanbul en y\u00fcksek paya sahip il oldu. \u0130stanbul\u2019u y\u00fczde 10,8 ile Ankara, y\u00fczde 5,9 ile \u0130zmir takip etti. En d\u00fc\u015f\u00fck iller ise Hakkari, Ardahan ve Bayburt oldu.<\/li>\n<li>2017\u2019nin ilk on bir ay\u0131nda T\u00fcrkiye\u2019de ger\u00e7ekle\u015ftirilen 1 milyon 276 bin konut sat\u0131\u015f\u0131n\u0131n yakla\u015f\u0131k 439 bini (y\u00fczde 34,4) ipotekli olarak ger\u00e7ekle\u015fti. \u0130potekli konut sat\u0131\u015flar\u0131nda 2016 y\u0131l\u0131n\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 10\u2019a yak\u0131n bir art\u0131\u015f oldu. Ancak ayl\u0131k rakamlar incelendi\u011finde, ipotekli sat\u0131\u015f h\u0131z\u0131nda bir yava\u015flama g\u00f6r\u00fcn\u00fcyor.<\/li>\n<li>Yabanc\u0131lara konut sat\u0131\u015f\u0131 \u00e7izgisini korudu. 2016 y\u0131l\u0131nda yabanc\u0131lara 18 bin 189 adet konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015ftirilmi\u015fti. 2017\u2019nin ilk on bir ay\u0131nda yabanc\u0131lara 20 bin 70 adet konut sat\u0131\u015f\u0131 yap\u0131ld\u0131. Ekim ay\u0131nda ger\u00e7ekle\u015ftirilen 2 bin 677 sat\u0131\u015f ile 2013 y\u0131l\u0131ndan bug\u00fcne yabanc\u0131lara yap\u0131lan en y\u00fcksek ayl\u0131k sat\u0131\u015f ger\u00e7ekle\u015fti. Kas\u0131m sat\u0131\u015f adedi ise 2 bin 152 oldu.<\/li>\n<li>2017 y\u0131l\u0131nda en y\u00fcksek sat\u0131\u015f Irak vatanda\u015flar\u0131na yap\u0131ld\u0131. Irak vatanda\u015flar\u0131n\u0131 Suudi Arabistan, Kuveyt ve Rusya vatanda\u015flar\u0131 izledi.<\/li>\n<\/ul>\n<p><strong>2017 y\u0131l\u0131nda AVM yat\u0131r\u0131mlar\u0131 azald\u0131<\/strong><\/p>\n<ul>\n<li>2017 y\u0131l\u0131nda AVM yat\u0131r\u0131mlar\u0131n\u0131n azald\u0131\u011f\u0131 g\u00f6zlendi. 2017 y\u0131l\u0131n\u0131n Eyl\u00fcl ay\u0131 itibariyle toplam 415 AVM var. \u015eu anda proje a\u015famas\u0131nda 65 AVM bulunuyor ve bunlar\u0131n 30 tanesi \u0130stanbul\u2019da konumlan\u0131yor.<\/li>\n<li>AVM yat\u0131r\u0131mlar\u0131nda yap\u0131lan hatalar, fonksiyonunu yitiren AVM say\u0131s\u0131n\u0131 art\u0131r\u0131yor. AVM\u2019lerdeki toplam kiralanabilir alan stoku, 2016\u2019ya g\u00f6re yakla\u015f\u0131k y\u00fczde 5 artt\u0131. Fonksiyonunu yitiren AVM\u2019lerin y\u00fczde 67\u2019sini kiralanabilir alan b\u00fcy\u00fckl\u00fc\u011f\u00fc 20 bin m\u00b2 ve \u00fczerinde olan b\u00fcy\u00fck \u00f6l\u00e7ekli AVM\u2019ler olu\u015fturuyor.<\/li>\n<li>Dev projeler ise in\u015faat sekt\u00f6r\u00fcn\u00fc hareketlendiriyor. Kanal \u0130stanbul Projesi, 15 milyar dolarl\u0131k planlanan yat\u0131r\u0131m\u0131 ile bu projelerin ba\u015f\u0131nda geliyor. 2023 y\u0131l\u0131nda tamamlanmas\u0131 beklenen projede kanal\u0131n iki yakas\u0131na 100 bin adet konut in\u015fa edilmesi planlan\u0131yor. Bunun yan\u0131nda \u2018Demir \u0130pek Yolu\u2019 olarak adland\u0131r\u0131lan Bak\u00fc-Tiflis-Kars Demiryolu Projesi tamamlan\u0131rken, deniz \u00fczerine yap\u0131lacak olan Rize-Artvin Havaliman\u0131, B\u00fcy\u00fck \u0130stanbul T\u00fcneli Projesi ve 1915 \u00c7anakkale K\u00f6pr\u00fcs\u00fc i\u00e7in de \u00e7al\u0131\u015fmalar ba\u015flad\u0131.<\/li>\n<\/ul>\n<p><strong>T\u00fcrk firmalar\u0131 uluslararas\u0131 arenada boy g\u00f6steriyor<\/strong><\/p>\n<ul>\n<li>T\u00fcrk in\u015faat sekt\u00f6r\u00fc firmalar\u0131, uluslararas\u0131 arenada boy g\u00f6steriyor. Uluslararas\u0131 in\u015faat sekt\u00f6r\u00fc dergisi ENR\u2019nin 2017\u2019de a\u00e7\u0131klad\u0131\u011f\u0131 \u2018D\u00fcnyan\u0131n En B\u00fcy\u00fck 250 Uluslararas\u0131 M\u00fcteahhidi\u2019 listesine T\u00fcrkiye 46 firmayla girdi. T\u00fcrkiye, s\u0131ralamada lider durumda bulunan \u00c7in\u2019in ard\u0131ndan ikinci s\u0131raya yerle\u015fti.<\/li>\n<li>2016\u2019da ENR listesine 40 firmayla giren T\u00fcrkiye, \u015firket say\u0131s\u0131n\u0131 46\u2019ya y\u00fckseltirken pazar pay\u0131n\u0131 art\u0131rd\u0131. T\u00fcrk m\u00fcteahhitlerin b\u00f6lgesel gelirlerdeki pay\u0131 Avrupa\u2019da bir miktar azal\u0131rken ana pazarlar\u0131n t\u00fcm\u00fcnde art\u0131\u015f g\u00f6sterdi. Pazar pay\u0131 Ortado\u011fu\u2019da y\u00fczde 7,9\u2019dan y\u00fczde 9,1\u2019e, Asya\u2019da y\u00fczde 5,5\u2019ten y\u00fczde 7\u2019ye, Afrika\u2019da da y\u00fczde 4,7\u2019den y\u00fczde 5,1\u2019e \u00e7\u0131kt\u0131.<\/li>\n<li>\u0130lk kez bir Sahraalt\u0131 \u00fclkesi olan Tanzanya, geleneksel yurt d\u0131\u015f\u0131 in\u015faat pazarlar\u0131m\u0131z olan Rusya ve BDT ve Ortado\u011fu \u00fclkelerinin \u00f6n\u00fcne ge\u00e7erek 2017\u2019de en fazla proje \u00fcstlenilen \u00fclke konumuna geldi.<\/li>\n<\/ul>\n<p><strong>Jeopolitik riskler sekt\u00f6r\u00fc zorluyor<\/strong><\/p>\n<ul>\n<li>\u0130n\u015faat alan\u0131nda itibar\u0131 y\u00fcksek olan T\u00fcrkiye, yurt d\u0131\u015f\u0131 pazar\u0131nda alan\u0131n\u0131n en \u00f6nemli ikinci \u00fclkesi olarak g\u00f6r\u00fcl\u00fcyor. Ancak bankalar\u0131n konut kredisine y\u00f6nelik y\u00fcksek faiz uygulamalar\u0131 da sekt\u00f6r\u00fc zorluyor.
