GYODER, \u0130NDER ve KONUTDER&#8217;in yapm\u0131\u015f oldu\u011fu itirazlar do\u011frultusunda dikkate al\u0131nan noktalar h\u00fck\u00fcmet taraf\u0131ndan d\u00fczeltilerek y\u00fcr\u00fcrl\u00fc\u011fe girdi, yap\u0131lan de\u011fi\u015fiklikler \u015f\u00f6yle:<\/p>\n<p><a href=\"http:\/\/www.meydanardicli.com.tr\/landing\/?utm_source=emlak_sitesi&amp;utm_medium=display&amp;utm_term=08504609097&amp;utm_campaign=meydan\"><img loading=\"lazy\" class=\"alignleft size-full wp-image-17946\" src=\"http:\/\/emlaktuel.com\/wp-content\/uploads\/2017\/09\/300x250.jpg\" alt=\"\" width=\"300\" height=\"250\" \/><\/a>1- Yeni y\u00f6netmelikte, yat\u0131r\u0131mc\u0131n\u0131n iman plan\u0131n\u0131n iptal olmas\u0131 durumunda in\u015faat\u0131n duraca\u011f\u0131 ve mahkeme kakar\u0131na uygun bir imar plan\u0131 haz\u0131rlanaca\u011f\u0131 yer al\u0131yordu. Yeni yap\u0131lan d\u00fczenleme ile bu durum imar kanunu&#8217;nda yap\u0131lacak d\u00fczenlemenin ard\u0131ndan yap\u0131 ruhsat\u0131n\u0131n al\u0131nmas\u0131ndan sonra m\u00fcktesep hak getirilerek in\u015faat\u0131n yarg\u0131 karar\u0131 ile durdurulmas\u0131 \u00f6nlenmi\u015f olmas\u0131 bekleniyor.<\/p>\n<p>2- Emsalde eklenmeyen mescit olanlar\u0131 konut projesinde 100 metrekareden 15 metrekareye \u00e7\u0131kar\u0131ld\u0131, ofis projelerinde ise 200 metrekare4en 300 metrekareye \u00e7\u0131kar\u0131ld\u0131. \u00c7ocuk bak\u0131m \u00fcniteleri ve oyun alanlar\u0131n\u0131n toplam 100 metrekaresi in\u015faat\u0131n emsale esas hakk\u0131 d\u0131\u015f\u0131nda tutuldu.<\/p>\n<p>3- Kentsel d\u00f6n\u00fc\u015f\u00fcm yasas\u0131 ile anla\u015f\u0131lan kat malikleri ve m\u00fctahhitlerin y\u00fczde 25 ek emsal hakk\u0131 veren y\u00f6netmelik maddesi 1 Ekim 2017 itibari ile ortadan kalk\u0131yordu.\u00a0Bu durum, tahliye edilmi\u015f yada\u00a0y\u0131k\u0131lm\u0131\u015f ama\u00a0yap\u0131 ruhsat\u0131 almam\u0131\u015f olan bina sahiplerini ve yat\u0131r\u0131mc\u0131lar\u0131\u00a0ma\u011fdur edecekti. D\u00fcn yap\u0131lan d\u00fczenleme ile\u00a01 Ekim\u2019den \u00f6nce noter onayl\u0131 kat kar\u015f\u0131l\u0131\u011f\u0131 in\u015faat s\u00f6zle\u015fmesi imzalayanlar\u0131n yap\u0131 ruhsat i\u015flemleri \u00f6nceki y\u00f6netmeli\u011fin sa\u011flad\u0131\u011f\u0131 in\u015faat hakk\u0131yla yap\u0131lacak.<\/p>\n<p>4-\u00a0Taban alan\u0131na dahil edilmeyecek kullan\u0131mlarda, pergola,kameriye, sundurma, a\u00e7\u0131k y\u00fczme ve s\u00fcs havuzlar\u0131n\u0131n toplam alan\u0131 y\u00fczde 10\u2019dan y\u00fczde 20\u2019ye art\u0131r\u0131ld\u0131.<\/p>\n<p>5-\u00a0Katlar alan\u0131na eklenmeyen\u00a0hobi, jimnastik salonu, \u00a0ve oyun odalar\u0131 ile\u00a0y\u00fczme havuzu, sauna gibi sosyal tesis alanlar\u0131n\u0131n b\u00fcy\u00fckl\u00fc\u011f\u00fc 500 metrekareden 1000 metrekareye art\u0131r\u0131ld\u0131.
