Yat\u0131r\u0131mc\u0131lar da kirac\u0131lar da sat\u0131l\u0131k gayrimenkule daha fazla ilgi duymaya ba\u015flad\u0131.<\/strong><\/h4>\n<h4>T\u00fcrkiye genelinde sat\u0131l\u0131k konut fiyatlar\u0131 y\u00fckselmeye devam ediyor. Art\u0131k b\u00fcy\u00fck illerde metrekaresi 2 bin TL\u2019den daha ucuza ev bulmak \u00e7ok zor. \u0130stanbul\u2019da sat\u0131l\u0131k konut metrekare ortalama fiyat\u0131 ilk kez 4 bin 630 TL\u2019yi buldu. H\u00fcrriyet Emlak Temmuz 2017 Emlak Endeksi verilerine g\u00f6re, T\u00fcrkiye genelinde** sat\u0131l\u0131k konut metrekare fiyat\u0131 2 bin 797 TL oldu. May\u0131s 2017\u2019de metrekare ortalama fiyat 4 bin 444 TL iken, Haziran ay\u0131nda 4 bin 541 TL, Temmuz ay\u0131nda ise 4 bin 630 TL oldu. Son bir y\u0131l i\u00e7inde sat\u0131l\u0131k konut fiyatlar\u0131n\u0131n y\u00fczde 13 art\u0131\u015f\u0131na ra\u011fmen, kiral\u0131k konutlar y\u00fczde 4 d\u00fc\u015ft\u00fc. Kiral\u0131k konut metrekare ortalama fiyat\u0131 tam iki sene \u00f6nceki fiyat\u0131na, yani 21 TL\u2019ye indi. \u0130stanbul\u2019da kiralanacak konutlar\u0131n arz\u0131 artt\u0131, hem yat\u0131r\u0131mc\u0131lar hem de kirac\u0131lar konut sat\u0131n almaya y\u00f6nelmeye ba\u015flad\u0131. Ge\u00e7ti\u011fimiz y\u0131llarda talep fazlal\u0131\u011f\u0131 ve g\u00f6\u00e7 nedenli kiral\u0131k konut fiyat art\u0131\u015f\u0131 art\u0131k normal fiyat\u0131na d\u00f6nd\u00fc. Ayr\u0131ca, kentsel d\u00f6n\u00fc\u015f\u00fcm\u00fcn etkisiyle birlikte konut kapasitesi artt\u0131. Kapasite artt\u0131k\u00e7a talep azald\u0131 ve fiyatlar olmas\u0131 gereken seviyeye geldi.<\/h4>\n<h4>Son bir y\u0131l i\u00e7inde sat\u0131l\u0131k konut fiyatlar\u0131n\u0131n en \u00e7ok artt\u0131\u011f\u0131 il\u00e7e y\u00fczde 25 ile Silivri olurken, bu s\u0131ray\u0131 y\u00fczde 19 ile Gaziosmanpa\u015fa ve y\u00fczde 15 ile Ey\u00fcp izledi. Son bir ay i\u00e7inde ise fiyat\u0131 en \u00e7ok artan il\u00e7e y\u00fczde 10,8 ile Ey\u00fcp olurken, fiyat\u0131 en \u00e7ok d\u00fc\u015fen il\u00e7e y\u00fczde -5,3 ile Sultanbeyli oldu. \u0130stanbul genelinde amortisman s\u00fcresi de 18 y\u0131l oldu. Amortisman s\u00fcresi 16 y\u0131l olan Ankara\u2019da son bir y\u0131lda sat\u0131l\u0131k konut fiyatlar\u0131n\u0131n en fazla artt\u0131\u011f\u0131 il\u00e7eler y\u00fczde 17 ile Alt\u0131nda\u011f ve Etimesgut oldu. Son bir ayda ise fiyatlar\u0131n en fazla artt\u0131\u011f\u0131 il\u00e7e y\u00fczde 5,0 ile Kazan oldu. Kiral\u0131k konutlarda ise fiyatlar y\u00fczde 3 oran\u0131nda artarak metrekare baz\u0131nda 12 TL\u2019ye y\u00fckseldi. Amortisman s\u00fcresinin 18 y\u0131l oldu\u011fu \u0130zmir\u2019in pop\u00fcler sahil il\u00e7esi Alia\u011fa, son bir y\u0131lda y\u00fczde 40 oranla fiyatlar\u0131n en fazla artt\u0131\u011f\u0131 il\u00e7e oldu. Sanayile\u015fmenin giderek artt\u0131\u011f\u0131 Alia\u011fa, \u0130zmir\u2019de konut fiyatlar\u0131ndan en \u00e7ok etkilenen il\u00e7e olarak zirveye ula\u015ft\u0131. Son bir ayda ise fiyatlar\u0131n en fazla artt\u0131\u011f\u0131 il\u00e7e y\u00fczde 6,7 ile Dikili oldu. G\u00fczelbah\u00e7e de y\u00fczde -4,0 ile son bir ayda fiyatlar\u0131n d\u00fc\u015ft\u00fc\u011f\u00fc il\u00e7eler aras\u0131nda ilk s\u0131raya yerle\u015fti.
