Devlet arsa \u00fcretip in\u015faat firmalar\u0131na satmaz ya da uygun \u015fartlarda kat kar\u015f\u0131l\u0131\u011f\u0131 vermezse konut fiyatlar\u0131n\u0131n d\u00fc\u015fmesini beklemek hayal olur.\u201d<\/h4>\n<h3><strong>S\u00fcreli te\u015fvikler yerine kal\u0131c\u0131 indirim ve d\u00fczenlemeler gerekli<\/strong><\/h3>\n<h4>Konut fiyatlar\u0131n\u0131 art\u0131ran ek masraflar\u0131n da alt\u0131n\u0131 \u00e7izen Tamer Son; \u201cYap\u0131lan son d\u00fczenlemelerle sekt\u00f6re nefes ald\u0131ran tapu harc\u0131, noter bedeli ve sat\u0131\u015ftaki KDV rakam\u0131 konusundaki oran ve uygulamalar\u0131n \u00f6n\u00fcm\u00fczdeki d\u00f6nemde eskiye d\u00f6nmesiyle sekt\u00f6r\u00fcn y\u00fck\u00fc tekrar artacak. Mevcut iyile\u015ftirmelerle s\u00fcreli de olsa d\u00fc\u015fen bu oranlar\u0131n bir miktar daha d\u00fc\u015f\u00fcr\u00fclmesi ve genele yay\u0131lmas\u0131na ek olarak s\u0131k\u0131 bir denetim sistemi kurulmas\u0131 da sa\u011flan\u0131rsa hem devletin har\u00e7 kazan\u0131m\u0131 hem de yerel y\u00f6netimlerin emlak vergileri reel olarak artar. \u0130n\u015faat sekt\u00f6r\u00fcnde \u00e7ok yayg\u0131n olan kay\u0131t d\u0131\u015f\u0131l\u0131k, kay\u0131t alt\u0131ndaki firmalar i\u00e7in haks\u0131z rekabete neden olurken ayn\u0131 zamanda devleti ciddi anlamda vergi kayb\u0131na u\u011frat\u0131yor. Genel olarak t\u00fcm konutlarda KDV indirimine gidilmesi de sekt\u00f6r\u00fcm\u00fcze ivme kazand\u0131r\u0131r. Yine konut kredisi faizlerindeki d\u00fc\u015f\u00fc\u015f sekt\u00f6re katk\u0131da bulunur. Ancak t\u00fcm bu d\u00fczenlemelerin s\u00fcreli te\u015fvikler yerine kal\u0131c\u0131 uygulamalarla hayata ge\u00e7irilmesi \u00e7ok daha etkili olur\u201d \u015feklinde konu\u015ftu.<\/h4>\n<h3><strong>\u0130n\u015faat maliyetleri h\u0131z kesmeden art\u0131yor<\/strong><\/h3>\n<h4>\u0130n\u015faat maliyetlerinin h\u0131zla artmas\u0131n\u0131n da sekt\u00f6r\u00fc ciddi anlamda zorlad\u0131\u011f\u0131n\u0131 belirten Tamer Son, \u015fu a\u00e7\u0131klamalarda bulundu; \u201cBeton ve demir ba\u015fta olmak \u00fczere in\u015faat malzemelerinin fiyat\u0131 s\u00fcrekli y\u00fckseliyor. B\u00f6yle bir tabloda konut fiyatlar\u0131n\u0131n d\u00fc\u015fmesi kalitenin d\u00fc\u015fmesi anlam\u0131na gelir ki, bu kesinlikle tercih edilecek bir y\u00f6ntem olamaz. Bizlerin hedefi vatanda\u015flar\u0131m\u0131z\u0131n g\u00fcven ve huzur i\u00e7inde ya\u015fayabilecekleri kaliteli konutlar\u0131 \u00fcretmek.\u201d<\/h4>\n<h3><strong>M\u00fcteahhit enflasyonu engellenmeli<\/strong><\/h3>\n<h4>Sekt\u00f6rde ya\u015fanan haks\u0131z rekabete de dikkat \u00e7eken Tamer Son; \u201cYurtd\u0131\u015f\u0131nda belli bir sermaye yap\u0131s\u0131na ula\u015fmadan, yeterli kadrolara sahip olmadan ve belli oranda i\u015f bitirmeden in\u015faat sekt\u00f6r\u00fcne giri\u015f yap\u0131lam\u0131yor. Ancak maalesef \u00fclkemizde y\u0131llard\u0131r s\u00fcregelen al\u0131\u015fkanl\u0131kla hangi sekt\u00f6rde hareketlilik varsa o sekt\u00f6re ak\u0131n edilir. \u0130n\u015faat sekt\u00f6r\u00fc de en cazip sekt\u00f6rlerden biri olarak g\u00f6r\u00fcl\u00fcr. 80 milyona yak\u0131n n\u00fcfusa sahip T\u00fcrkiye\u2019de bug\u00fcn yakla\u015f\u0131k 330 bin m\u00fcteahhit varken, 80 milyonu a\u015fk\u0131n n\u00fcfuslu Almanya\u2019da bu say\u0131 sadece 2.700, t\u00fcm Avrupa\u2019da ise 25 bin civar\u0131nda. T\u00fcrkiye, yakla\u015f\u0131k 1 milyar 375 milyon n\u00fcfuslu \u00c7in\u2019den sonra in\u015faat sekt\u00f6r\u00fcnde d\u00fcnya ikincisi konumundayken, m\u00fcteahhit say\u0131s\u0131 olarak da \u00c7in\u2019den sonra ikinci. Bu m\u00fcteahhit enflasyonu engellenmeli. Sekt\u00f6r\u00fcn en b\u00fcy\u00fck s\u0131k\u0131nt\u0131s\u0131n\u0131n \u00e7\u00f6z\u00fclmesi i\u00e7in gerekli d\u00fczenlemelerin en k\u0131sa s\u00fcrede yap\u0131lmas\u0131 ve isteyen herkesin kolayl\u0131kla bu sekt\u00f6re giri\u015finin \u00f6nlenmesi gerekiyor. Uygun \u015fartlar\u0131 sa\u011flayanlar gayrimenkul yat\u0131r\u0131mc\u0131s\u0131 olabilir, ancak her isteyen in\u015faat\u0131n\u0131 yapamamal\u0131\u201d diye konu\u015ftu.<\/h4>\n<h3><strong>Arsa sahipleri kaliteye odaklanmal\u0131<\/strong><\/h3>\n<h4>Kentsel d\u00f6n\u00fc\u015f\u00fcm s\u00fcrecini ciddi anlamda yava\u015flatan en \u00f6nemli unsurlardan birinin arsa pay\u0131 \u00e7\u0131kmaz\u0131 oldu\u011funun alt\u0131n\u0131 \u00e7izen Tamer Son, arsa sahiplerinin kat kar\u015f\u0131l\u0131\u011f\u0131 projelerde sadece arsa pay\u0131 oran\u0131n\u0131 dikkate almalar\u0131n\u0131n hatal\u0131 kararlara neden olabilece\u011fini belirtti. Arsa pay\u0131 oran\u0131 ile birlikte de\u011ferlendirilmesi gereken \u00f6nemli kriterlerden birinin bina tesliminde \u00f6ng\u00f6r\u00fclen daire metrekare fiyat\u0131 oldu\u011funu vurgulayan Son, s\u00f6zlerini \u015f\u00f6yle tamamlad\u0131; \u201cBir firma standartlar\u0131n \u00fczerinde y\u00fcksek arsa pay\u0131 verdi\u011finde mecburen kaliteden feragat etmek zorunda kal\u0131r. Bu durum ise yenilenecek evinde ya\u015famaya devam etmek isteyenler i\u00e7in hayal k\u0131r\u0131kl\u0131\u011f\u0131 olu\u015fturmas\u0131n\u0131n yan\u0131 s\u0131ra d\u00fc\u015fen metrekare fiyat\u0131 nedeniyle maddi olarak da kay\u0131p anlam\u0131na gelir. T\u00fcm kriterleri bir arada de\u011ferlendirerek elde edilecek toplam faydaya bakmak gerekiyor.\u201d<\/h4>\n<h4><strong><i><u>\u00c7ukurova Gayrimenkul Hakk\u0131nda<\/u><\/i><\/strong><\/h4>\n<h4><i>\u0130n\u015faat sekt\u00f6r\u00fcnde 1993 y\u0131l\u0131ndan beri faaliyet g\u00f6steren SON Grup b\u00fcnyesindeki \u00c7ukurova Gayrimenkul, bug\u00fcne kadar Adana, Mersin ve \u0130stanbul\u2019da pek \u00e7ok prestijli konut projesine imza att\u0131.
