Ayn\u0131 listede \u00a0Ankara\u00a0y\u00fczde 12.4 ile d\u00fcnyada 13&#8217;\u00fcnc\u00fc s\u0131rada kendine yer buldu.<\/p>\n<p>T\u00fcm d\u00fcnyadaki konut fiyat\u0131 art\u0131\u015f\u0131 ortalamas\u0131 ise y\u00fczde 4.4 olarak belirlendi.<\/p>\n<h3>\u0130zmir t\u00fcm d\u00fcnyay\u0131 geride b\u0131rakt\u0131<\/h3>\n<p>\u0130zmir&#8217;de in\u015faat sekt\u00f6r\u00fcn\u00fcn \u00f6nde gelen akt\u00f6rleri de, konut fiyat\u0131ndaki art\u0131\u015f\u0131n nedenlerini, n\u00fcfus art\u0131\u015f\u0131, i\u00e7 g\u00f6\u00e7, yeni arsa \u00fcretilememesi ve \u00fcst segmentteki konutlar\u0131n piyasa fiyatlar\u0131n\u0131 y\u00fckse\u011fe \u00e7ekmesi olarak s\u0131ralad\u0131. Endeksin ortaya \u00e7\u0131kard\u0131\u011f\u0131 bir di\u011fer ayr\u0131nt\u0131 ise \u0130zmir&#8217;in fiyat art\u0131\u015f\u0131nda t\u00fcm Avrupa kentlerini geride b\u0131rakmas\u0131. Fiyat art\u0131\u015f\u0131nda ilk 20 kentten 7&#8217;si Avrupa&#8217;da bulunurken, en \u00e7ok art\u0131\u015f\u0131n bulundu\u011fu Avrupa kenti 16.3&#8217;l\u00fck art\u0131\u015fla \u0130zmir&#8217;in hemen ard\u0131nda yer alanMacaristan&#8217;\u0131n ba\u015fkenti Budape\u015fte oldu. Endekse g\u00f6re, Ege&#8217;nin di\u011fer k\u0131y\u0131s\u0131nda Yunan kentlerinde fiyatlar bir \u00f6nceki y\u0131la oranla d\u00fc\u015f\u00fc\u015f g\u00f6sterdi.<\/p>\n<p>K\u00fcresel Konut \u015eehirler Endeksi&#8217;ne g\u00f6re, 121 kentte konut fiyatlar\u0131 2015&#8217;te artar veya ayn\u0131 kal\u0131rken, 44 \u015fehirde d\u00fc\u015f\u00fc\u015f g\u00f6sterdi. \u00c7in&#8217;in sanayi ve ticaret ba\u015fkenti Shenzhen y\u00fczde 47.5&#8217;lik konut fiyat\u0131 art\u0131\u015f\u0131yla, d\u00fcnyada konut fiyatlar\u0131n\u0131n en fazla art\u0131\u015f g\u00f6sterdi\u011fi kent oldu.<\/p>\n<h2><img loading=\"lazy\" class=\"alignnone size-medium wp-image-1287\" src=\"http:\/\/emlaktuel.com\/wp-content\/uploads\/2016\/06\/Screen-shot-2016-06-06-at-19.40.38-293x300.png\" alt=\"Screen shot 2016-06-06 at 19.40.38\" width=\"293\" height=\"300\" \/><\/h2>\n<p>\u0130zmir&#8217;in konut fiyat art\u0131\u015f\u0131nda 6&#8217;nc\u0131 s\u0131rada yer almas\u0131n\u0131 \u0130zmir&#8217;in \u00f6nde gelen in\u015faat \u015firketlerinin y\u00f6neticileri ve M\u00fcteahhitler Federasyonu (M\u00dcFED) Ba\u015fkan\u0131 Necip Nas\u0131r de\u011ferlendirdi.<\/p>\n<p>T\u00fcrkiye&#8217;nin farkl\u0131 kentlerinden \u0130zmir&#8217;e bir i\u00e7 g\u00f6\u00e7 oldu\u011funu ifade eden Nas\u0131r, \u015funlar\u0131 s\u00f6yledi:<\/p>\n<p>&#8220;Bilindi\u011fi gibi \u0130zmir, gerek kent ya\u015fant\u0131s\u0131, gerek iklimi nedeniyle bir \u00e7ekim merkezidir. \u00c7evre illerden oldu\u011fu gibi T\u00fcrkiye&#8217;nin farkl\u0131 kentlerinden de \u0130zmir&#8217;e olan bir i\u00e7 g\u00f6\u00e7 ger\u00e7e\u011fi var. Bu nedenle konutlara olan talep her d\u00f6nem g\u00fcncelli\u011fini koruyor. Fakat \u0130zmir&#8217;de \u00f6zellikle kent merkezinde mevcut araziler doldu. Yeni arazi \u00fcretilemedi\u011fi i\u00e7in m\u00fcteahhitler y\u00fcksek arsa bedeliyle kar\u015f\u0131 kar\u015f\u0131ya. Dolay\u0131s\u0131yla bu durum fiyatlara yans\u0131yor. Yeni arsa \u00fcretilememesi kentsel d\u00f6n\u00fc\u015f\u00fcm ger\u00e7e\u011fini tekrar kar\u015f\u0131m\u0131za \u00e7\u0131kar\u0131yor. \u0130zmir, hep s\u00f6yledi\u011fimiz gibi y\u00fczde 85&#8217;i d\u00f6n\u00fc\u015f\u00fcme ihtiya\u00e7 duyan ve deprem ku\u015fa\u011f\u0131nda yer alan bir \u015fehir. Bu nedenle \u0130zmir&#8217;de kentsel d\u00f6n\u00fc\u015f\u00fcm konusu ayr\u0131 bir \u00f6nem ve aciliyet ta\u015f\u0131yor. Fakat bu yasa ayn\u0131 zamanda sosyal bir proje oldu\u011fu i\u00e7in yasan\u0131n uygulat\u0131labilmesi insanlar\u0131 te\u015fvik edecek ve zorlayacak bir taraf\u0131 olmas\u0131 gerekiyor. D\u00fcnyada n\u00fcfusu \u00f6l\u00e7\u00fclebilen hi\u00e7bir kentin n\u00fcfusu, \u0130zmir&#8217;deki kadar h\u0131zl\u0131 art\u0131\u015f oran\u0131 g\u00f6stermiyor. Artan n\u00fcfus, talebi beraberinde getiriyor. Maliyet ve arsa talebinin artmas\u0131 da fiyata yans\u0131yor. Ayr\u0131ca pazarda \u00fcretimi bitmi\u015f, sto\u011fu en minimum kent. Bu da \u0130zmir&#8217;deki konut piyasas\u0131nda fiyat art\u0131\u015f\u0131n\u0131n devam edece\u011fi anlam\u0131na geliyor. \u00d6n\u00fcm\u00fczdeki 2-3 y\u0131l i\u00e7inde \u00f6nemli art\u0131\u015f g\u00f6rece\u011fiz. \u015eu anda \u0130zmir konut yat\u0131r\u0131m\u0131 a\u00e7\u0131s\u0131ndan en avantajl\u0131 kent. \u0130stanbul&#8217;a bakt\u0131\u011f\u0131m\u0131zda orta gelir gurubuna hitap eden konutlar\u0131n h\u0131zla t\u00fckendi\u011fini g\u00f6r\u00fcrken, \u00fcst gelir gurubuna ait konutlar\u0131n sat\u0131\u015f\u0131nda b\u00fcy\u00fck bir azalma oldu\u011funu g\u00f6r\u00fcyoruz. Fakat bu tablo \u0130zmir&#8217;de, hem alt, hem orta, hem de \u00fcst gelir gurubundaki konut sat\u0131\u015f\u0131nda olduk\u00e7a \u00fcst d\u00fczeyde. 4 milyon n\u00fcfuslu bir kentte bir y\u0131l i\u00e7inde 20 bin yeni, 20 bin ikinci el konut sat\u0131\u015f\u0131 yap\u0131lm\u0131\u015fsa, bu ciddi bir rakamd\u0131r.&#8221;<\/p>\n<p>&nbsp;<\/p>\n<h2>Arazi metrekareleri fiyat\u0131 6 kat artt\u0131<\/h2>\n<p>Y\u00fccesoy M\u00fchendislik Y\u00f6netim Kurulu Ba\u015fkan\u0131 Cem Y\u00fccesoy da, konu\u015fmalar\u0131nda \u015fu ifadelere yer verdi:<\/p>\n<p>&#8220;D\u00fczensiz \u015fehir planlamas\u0131 konut fiyatlar\u0131n\u0131n artmas\u0131nda en b\u00fcy\u00fck etken. Neredeyse 6 kat\u0131na ula\u015ft\u0131. B\u00f6yle bir art\u0131\u015f d\u00fcnyan\u0131n hi\u00e7bir yerinde yok.
