Di\u011fer bir alternatifin ikinci el konut sahipli\u011fi oldu\u011funu ifade eden \u015eahin, ancak her iki alternatifte de \u201cmevcut \u00f6deme se\u00e7enekleri aras\u0131ndan en mant\u0131kl\u0131s\u0131 ve uygununun hangisi oldu\u011fu\u201d sorusunun \u00f6nem ta\u015f\u0131d\u0131\u011f\u0131n\u0131 belirtiyor.<\/p>\n<h2>Gelirin d\u00f6rtte biri konut almak i\u00e7in ayr\u0131labilir<\/h2>\n<p>T\u00dc\u0130K verilerine g\u00f6re T\u00fcrkiye\u2019de hane halk\u0131 gelirinin yakla\u015f\u0131k %25\u2019i konut edinme ya da kira masraflar\u0131 i\u00e7in harcan\u0131yor. Bu veri do\u011frultusunda \u015eahin, hane gelirinin maksimum d\u00f6rtte birinin konut edinme ya da kira masraflar\u0131na harcanabilece\u011finin g\u00f6z \u00f6n\u00fcne al\u0131nmas\u0131 gerekti\u011fini vurguluyor.<\/p>\n<p>Ev sahibi olmak isteyenlerin faiz oranlar\u0131 ve vadelere dikkat etmeleri gerekti\u011fini belirten \u015eahin, k\u0131yaslamal\u0131 \u00f6rnekler vererek \u015funlar\u0131 s\u00f6yl\u00fcyor: \u201cDiyelim toplam sat\u0131\u015f bedeli 500.000 TL olan bir ev sahibi olmak istiyoruz. Bu fiyata ikinci el bir daire sahibi olmak istersek ve 240 ay vade s\u00fcresini g\u00f6ze al\u0131yorsak, banka faiz oranlar\u0131 ayl\u0131k %1,14-1,19 aras\u0131nda seyrediyor. Emlak GYO projelerinde sunulan kampanyalarda 240 vadeli banka faiz oranlar\u0131 %0,79 olarak sunuluyor. Ayn\u0131 evi ABD\u2019de sat\u0131n almay\u0131 d\u00fc\u015f\u00fcnseydik, vade s\u00fcresine g\u00f6re (15-30 y\u0131l) ayl\u0131k 0,25-0,35\u2019ler seviyesinde faiz \u00f6demesi s\u00f6z konusu olacakt\u0131. 500.000 TL tutar\u0131ndaki bir daire sat\u0131n alabilmek i\u00e7in 100.000 TL nakit param\u0131z\u0131n bulundu\u011funu ve 400.000 TL tutar\u0131nda banka kredisi kulland\u0131\u011f\u0131m\u0131z\u0131 varsayal\u0131m. Bu durumda mevcut piyasa faiz oranlar\u0131na g\u00f6re ayl\u0131k hane halk\u0131 gelirimiz minimum 19.500 TL olabilirdi ve ayl\u0131k 4.881 TL banka kredisi \u00f6demeyi g\u00f6ze al\u0131yor olmal\u0131yd\u0131k. 240 vadeli se\u00e7enekte ayl\u0131k \u00f6denen bu rakam\u0131n yakla\u015f\u0131k %66\u2019s\u0131 banka faizi olarak \u00f6deniyor. Bu rakam faiz \u00f6demesi a\u00e7\u0131s\u0131ndan olduk\u00e7a y\u00fcksek olmakla birlikte, ayl\u0131k \u00f6deme miktar\u0131 a\u00e7\u0131s\u0131ndan 120 ay vadeli \u00f6deme se\u00e7eneklerine g\u00f6re bir miktar daha avantajl\u0131 g\u00f6r\u00fcn\u00fcyor.\u201d<\/p>\n<h2>D\u00fcnyada ayl\u0131k faiz %0,40 ve alt\u0131nda<\/h2>\n<p>\u015eahin, 240 ay vadeli 400.000 TL tutar\u0131ndaki bir kredi i\u00e7in ayl\u0131k faiz oranlar\u0131n\u0131n %0,40 ve alt\u0131nda seyretmesi durumunda, ayl\u0131k \u00f6deme tutar\u0131 ve toplam faiz \u00f6demesinin daha rasyonel bir seviyede seyredece\u011fini ileri s\u00fcr\u00fcyor. Bu konuda geli\u015fmi\u015f \u00fclkelerden \u00f6rnekler veren \u015eahin, ABD ve Bat\u0131 Avrupa \u00fclkelerinde konut kredisi faiz oranlar\u0131n\u0131n ayl\u0131k %0,40\u2019lar\u0131n alt\u0131nda seyretti\u011finin alt\u0131n\u0131 \u00e7iziyor.<\/p>\n<p>\u015eahin, ayn\u0131 fiyata ikinci el daire sahibi olmak istenirse ve bu kez 120 ay (10 y\u0131l) vade g\u00f6ze al\u0131n\u0131yorsa banka faiz oranlar\u0131n\u0131n ayl\u0131k %0,90\u2019lar seviyesinde seyretti\u011fine dikkat \u00e7ekiyor. Emlak GYO kampanyas\u0131n\u0131n 120 ay vadeli banka faiz oranlar\u0131 %0,45 olarak sunuldu\u011funu belirten \u015eahin, 120 ay vadeli \u00f6deme se\u00e7enekleriyle k\u0131yasland\u0131\u011f\u0131nda Emlak GYO kampanyas\u0131ndaki ayl\u0131k %0,45 faiz oran\u0131n\u0131n olduk\u00e7a cazip bir \u00f6deme plan\u0131 oldu\u011funu kaydediyor.<\/p>\n<p>Emlak GYO kampanyas\u0131n\u0131n \u00f6nemli avantajlar sunuldu\u011funu dile getiren \u015eahin \u015funlar\u0131 s\u00f6yl\u00fcyor: \u201cEmlak GYO kampanyas\u0131nda ayr\u0131ca 60 ay vadeli, s\u0131f\u0131r faizli \u00f6deme se\u00e7enekleri de sunuluyor. \u00d6rne\u011fin 500.000 TL\u2019lik daireyi bu \u00f6deme plan\u0131na g\u00f6re sat\u0131n almay\u0131 d\u00fc\u015f\u00fcnd\u00fc\u011f\u00fcm\u00fczde ve bu rakam\u0131n %20\u2019sini pe\u015fin \u00f6deyip kalan\u0131n\u0131 60 ay s\u0131f\u0131r faiz ile \u00f6demeyi d\u00fc\u015f\u00fcn\u00fcrsek, bu kez ayl\u0131k \u00f6deme miktar\u0131 6.667 TL oluyor. Fakat banka faizi \u00f6demekten kurtuluyoruz. Ayl\u0131k \u00f6deme olarak y\u00fcksek, fakat toplam \u00f6deme miktar\u0131 olarak di\u011fer se\u00e7eneklere g\u00f6re avantajl\u0131 oldu\u011fu s\u00f6ylenebilir. Ayr\u0131ca bir daire sat\u0131n al\u0131nd\u0131\u011f\u0131nda dairenin fiyat\u0131na ilave olarak daire bedelinin %2\u2019si oran\u0131ndaki tapu al\u0131m harc\u0131n\u0131 ve takribi 1.000-1.500 TL aras\u0131ndaki konut kredisi dosya \u00fccretini ve emlak\u00e7\u0131 vas\u0131tas\u0131yla sat\u0131n alma yap\u0131yorsak emlak\u00e7\u0131 komisyon \u00fccretini de ilave olarak b\u00fct\u00e7eye eklemek gerekiyor. Sonu\u00e7 olarak bak\u0131ld\u0131\u011f\u0131nda, piyasadaki mevcut faiz oranlar\u0131n\u0131n a\u011f\u0131rl\u0131kl\u0131 olarak orta-\u00fcst ve \u00fcst gelir grubunun konut edinebilmesi i\u00e7in gerekli ko\u015fullar\u0131 sunabildi\u011fini g\u00f6r\u00fcyoruz.\u201d<\/p>\n<p>\u015eahin, son d\u00f6nemde s\u0131n\u0131rl\u0131 s\u00fcrede ve s\u0131n\u0131rl\u0131 say\u0131da proje i\u00e7in ge\u00e7erli olan Emlak GYO kampanyas\u0131n\u0131n 120 ay vade ve %0,45 ayl\u0131k faiz oran\u0131yla \u00f6deme kolayl\u0131\u011f\u0131 sa\u011flanmas\u0131n\u0131n olduk\u00e7a olumlu bir geli\u015fme oldu\u011funu belirtiyor.
